As an independent fee appraiser, review appraiser, and consultant, I perform valuations of real property for financial institutions, government agencies, attorneys, relocation companies, insurance companies, trusts, non-profit organizations, and private individuals. I regularly employ appraisal theory, principals, concepts, and methodologies such as; market extraction, absorption rate analysis, forecasting, statistical analysis, both qualitative and quantitative analysis, feasibility analysis, highest and best use analysis, paired sales analysis, subdivision analysis, sales comparison analysis, gross rent income analysis, trend analysis, and cost analysis including the three forms of depreciation; age-life method, modified age-life method, and breakdown method. I use knowledge of property data to gather, research, verify, and analyze information to determine their affect on value in the reconciliation process.
Typical appraisal assignments and or values estimates requested by clients include: market value, liquidation value, disposition value, retrospective value, anticipated sales price, insurance value/casualty loss, reproduction and replacement cost, forensic appraisal reviews, and broker price opinion reviews. They include proposed and existing single-family residences, condominiums, vacant land, small income producing properties, complex high-value residential real property, and cooperatives, non-conforming and unique properties. I have experience with form software, narrative report writing, Microsoft Office programs, and as an expert witness for litigation in court. I communicate with clients, users and vendors of my appraisal reports and review reports in a clear and concise manner to resolve complex issues. I work independently and have excellent organizational and time management skills. Excellent working knowledge of Uniform Standards of Professional Appraisal Practice (USPAP), Uniform Appraisal Standards for Federal Land Acquisitions (UASFLA), the Office of the Comptroller of the Currency OCC 94-55 requirements, and FIRREA. I am a FHA approved appraiser and in the final stages of obtaining an SRA designation with the Appraisal Institute.
