Local elected officials, business leaders and principals of developer Rechler Equity Partners celebrated the groundbreaking Tuesday for the project that will bring 37 townhomes to a 4.5-acre property on the east side of the Shinnecock Canal in Hampton Bays and transform the long-vacant Canoe Place Inn on the other side of the canal into a catering venue.

    The project from Jericho-based Georgica Green Ventures and the Town of Southampton Housing Authority dubbed Speonk Commons will bring 38 income-restricted apartments to a 4.38-acre parcel at 41 North Phillips Ave. just across from the Speonk Long Island Rail Road station. Twenty-eight of the new rental apartments will be available to residents earning up to 60 percent of the area's average median income, five apartments will be reserved for people earning up to 50 percent of the AMI, while four of the units will be rented to people earning up to 90 percent of the AMI, according to a statement from Suffolk County, which is helping to subsidize the project.
