The median price for a single-family home in Palm Beach County dropped 9 percent in February from the same time last year to $270,000, while the volume of sales increased 34 percent. According to the Realtors Association of the Palm Beaches, which released February sales data this morning, 1,231 single-family homes sold last month with about 45 percent closing in all cash sales. Just 16 percent of Palm Beach County homeowners with a mortgage were underwater during the final months of 2014, compared to 16.9 percent of borrowers nationally. Between October and the end of December, just 16.4 percent of Palm Beach County homeowners with a mortgage owed more on their loan than their home's value, according to a new report from the Seattle-based housing data firm Zillow. A Canadian man is scheduled to plead guilty to charges he traveled to Florida to have sex with someone investigators say he believed was an underage boy. A Miami federal judge set the plea change Monday afternoon for 47-year-old Rene Roberge of Sherbrooke, Quebec, who had previously pleaded not guilty. Comment?

While the housing market in South Florida is continuing its recovery, many of the community associations in the region are still struggling with delinquencies by unit owners in the payment of their association dues. The shortfalls in the associations' collections, which in some cases have also been exacerbated by gross mismanagement or even theft by members of association boards, are causing scores of South Florida condominium and homeowners associations to experience significant difficulties in satisfying their operational expenses. Central Florida's foreclosure rate has held steady below 4 percent for four consecutive months, according to a new report by Corelogic. The Santa Ana, Calif.-based property data service shows the rate of Orlando-Kissimmee-Sanford area foreclosures among outstanding mortgage loans was 3.24 percent in January, down 3.23 percentage points from January 2014 when the rate was 6.47 percent. Home sales surged in the Tampa Bay area in February compared to the previous year, though price increases were far more sluggish. Housing data released Monday by Florida Realtors showed 3,213 single-family homes sold, 28.6 percent more than the previous February. Comment?

Home sales in Metro Orlando increased far more than the state average during February but sales-price increases lagged behind price growth in other Florida metropolitan areas, a new reporter shows. The median home price in Orange, Seminole, Lake and Osceola counties during February was $183,000, which was about $3,000 more than the median price statewide, according to a monthly report released Monday by Florida Realtors.
