The Greendale Mall, a small shopping center that has long struggled to compete against the region's larger and more modern retail offerings, is scheduled to be sold at foreclosure auction May 26. Commercial real estate lender Capmark Finance Inc. filed the foreclosure action against the mall's owners, listed as Mayflower Greendale LP, an entity associated with Indianapolis-based Simon Property Group. Simon also owns the Auburn Mall in Auburn, the Solomon Pond Mall in Marlboro and a number of other shopping centers in Massachusetts. Comment?

Foreclosing a mortgage in Massachusetts can be a pain. Among the many, very technical requirements, a foreclosing mortgagee must be able to prove that it is the holder, or the authorized representative of the holder, of the original mortgage note before it can begin the foreclosure process; the mortgagee must be able to prove that it is either the original mortgagee or the holder of a valid written assignment of the mortgage ; the mortgagee must publish in a newspaper and mail a series of notices on somewhat demanding schedules. Ed Brady, chairman of the National Association of Home Builders and a home builder and developer from Bloomington, Ill., issued the following statement regarding Freddie Mac reporting a first quarter loss: "Taxpayers dodged a bullet today but the warning bell is blaring. The fact that the Treasury could have put American taxpayers on the hook to cover Freddie Mac's first quarter losses should come as no surprise to the White House and Congress, which have abrogated their responsibilities by allowing Fannie Mae and Freddie Mac to remain in conservatorship for the past eight years. On the plane ride over to the Conexxus meeting , I watched the movie "The Big Short," which was part drama and part history lesson of the mortgage crisis and subsequent collapse of Wall Street that led to the recession. To explain certain complexities of all the buying and selling, several celebrities, including Gomez, looked straight into the camera and gave a lesson on loan structure or likened financial products to fish stew or a poker bet to make them more understandable.
