Effective January 1, 2015, California law requires real estate brokers and agents to provide their clients and prospective clients with specific new disclosures, including an initial disclosure form regarding the nature of agency relationships, which is typically provided at the time a listing agreement is entered into; and an additional disclosure form to be presented in connection with a specific lease or purchase transaction. Owners/landlords may elect at their option not to execute the initial disclosure form. Comment?

A recent TV show depicted a developer in the plusher areas of California tearing down mega-mansions to build even bigger mega-mansions for the ultra-rich. It was amusing to hear actors who were previously quite happy with their dwellings become dismayed to find their neighborhood in upheaval. Comment?

Russia's biggest privately-held homebuilder, SU-155, said it had failed to pay out to its bondholders under a put option agreement and was seeking to restructure its debts to avoid an outright default. Many Russian developers have borrowed heavily to fund construction in recent years to meet booming demand for new apartments from a growing middle class, but are now facing problems after the rouble slumped and the cost of mortgages skyrocketed. George Osborne has said the economy has reached a "major milestone" after a respected think-tank found average household incomes are back to the levels they were before the financial downturn. The Institute for Fiscal Studies projections suggest median or middle household incomes in 2014/15 have reached the same levels as in 2007, although they are still more than 2% below their 2009/10 peak. JPMorgan Chase will pay $50 million as part of a national settlement agreement to compensate homeowners in bankruptcy over the use of robo-signing and other improper practices, the Department of Justice said on Tuesday. The settlement includes cash payments, mortgage loan credits and loan forgiveness to more than 25,000 homeowners, the department said in a statement. Comment?
