There is an independent audit done every year, there is a breakdown of expenses and receivables presented every month at the POA meeting and available on-line or from the POA. The financial position of Tellico village is very good. The budgeting process involves the Financial Advisory Committee (Village resident volunteers), covers a period of 4-6 months, and the proposed budget is reviewed at open workshops and meetings before it is adopted. Elections are held for the POA Board and 2-3 seats out of 7 are up for election each year. 4,000+ owners are eligible to vote in the election. The vote casting and tabulating is done by an independent company. Just because some people make accusations, doesn't mean that they're true.  (Mar 20, 2014 | post #32)

Coming from the Midwest where I had natural gas, we found out the hard way that propane cost here is much, much higher than the natural gas rates we were accustomed to. Talking to a friend I found out that they had replaced their propane furnace with an electric heat pump. Our electric rate is one of the lowest in the country. Propane gas, on the other hand, can be really high. When our propane furnace went out, we replaced it with a high efficiency electric heat pump. That lowered our summer electric costs (4-6 months) by about 35%, eliminated the propane cast of $1,500+ per year, and only increased the winter electric cost ( for 2-3 months) by about 25%. Substantial savings with a high efficiency heat pump and the temperature in the house is more comfortable and more even than before. Let's see, the HOA logo says "Community Service, Political Awareness, Fellowship". In my opinion, they accomplish all of those things. They are not the governing organization, the POA is. And then, these thousands of people don't vote for you and they don't invite you into their "cliques ", so maybe they know what's going on and you don't. Just a thought.  (Mar 6, 2014 | post #5)

Opinions Please: Annexation of Tellico Vill. vs Non-Annex...

I think there was a determination that a POA committee could not lead this effort. But any citizen's group from Tellico Village could lead an incorporation effort if there was a desire to do so. As I understood it, it could be accomplished by incorporating the central area of Tellico Village Loudon (which lies outside of the long-term growth boundaries of adjoining cities) and then once that was done the adjoining areas could be annexed. In any case, the POA would still exist and would not be replaced by a new "Tellico Village" municipality. I doubt that Loudon, Lenoir City, or Philadelphia would be interested in annexing Tellico Village since we would become the dominant voting bloc in their cities. though there are additional property taxes they would gain, they would lose control of their government. Kahite, because it is non-contiguous would be problematic because I think Tennessee law doesn't permit non-contiguous areas to be annexed by a municipality. Jeannie, Jeannie. Can you once respond without being disagreeable? The TVA is a federally chartered organization. States probably cannot override the TVA charter and its TRDA creation. State laws also don't necessarily trump previously written contracts, especially if they (the state laws) are written in such a way as to exclude them. To be effective, you need to understand the details of how to get this done. I don't know all the details, I'm just pointing you to some things you'll want to research and determine what changes would be needed.  (Feb 13, 2014 | post #10)

Be aware that even if this legislation passes, it may not apply to Tellico Village because of the original setup that includes the TVA, TRDA and the Private Bill that started Tellico Village. It would probably take an enormous amount of work to get all that changed.  (Feb 13, 2014 | post #6)

Commissioners quitting

You can believe what you want but the facts are that Lenoir City Schools receive money for their students from the Loudon County tax base. As they should, since they pay Loudon County taxes and the students are Loudon County residents. Lenoir City also pays into the Lenoir City school system.
