Missoula Montana Real Estate Market Trends Report - March...

In Missoula MT, we saw a spike in home sales in February comparable to last year. We are still seeing a good number of sales in March but the numbers are down from 2008. A bright spot is that the median home prices are showing an increase from last year at the same time. The days on market are up in the Missoula Urban Area but not alarmingly high and are the same for the County overall. State of the Missoula Real Estate Market March 2009

On March 6, 2009 the Missoula Organization of REALTORS® released an annual housing report. here are some highlights: 1. Comparable data for the nation as a whole is in almost all cases more dire than that for Montana in general and Missoula in particular. 2. Prevailing interest rates were at their lowest levels in this decade at the end of 2008. 3. Although foreclosures increased significantly in 2007 and reached new highs in 2008, the number of foreclosures in Missoula represent only a little more than one-half of one percent of our market’s owner-occupied stock. 4. Rental rates in Missoula are relatively strong and vacancies, with a few exceptions, are below 5%. 5. Sales of empty lots in 2008 were dramatically lower in number of sales but moderately higher in sale price compared with prior year sales. The national media is beginning to take note that not every market is reflecting the national housing downturn. The New York Times singled out Missoula as a ‘stable’ market. And a real estate forecasting service called “Housing Predictor” says “They’ve dodged the bullet in the nation’s housing depression in North Dakota and Montana.” While that may be reassuring, buyers and sellers still must be prepared to access credible resources, do diligent analysis, and be realistic about expectations in making the decisions that are right for them in the Missoula housing market.  (Mar 31, 2009 | post #1)
