Lakewood Trails Special Assessment

To everyone following this discussion: There is an online survey at www.lakewoodtrails .org that you should participate in. The question posed on the survey is what is "the most important issue or concern you have about the community..." There are several options. One of them is "I have a concern/issue with the SSA tax that is levied on my home." So far this concern is in the lead with 35% of the vote. However, only 23 surveys have been completed. Just got an email from the homeowner association. The last paragraph was interesting: Additionally, the Board of Directors and AMG Management has discussed meeting with a local attorney to review the SA Tax that all owners are paying on their unit. Discussions will take place over the next few months and as soon as we have any news on this project, all owners will be advised accordingly. Dear Minuclearman, Here is what I would really like to see happen: One day we should have an information session at the Lakewood Trails Clubhouse. We should put up a big banner that says "Special Assessment INFO" in red and white so everyone who drives by the clubhouse can see it. Then we should get an expert to attend so that there could be a presentation on the SA, history and legal implications. Maybe we could have a tax expert and/or a lawyer attend. I would love for the Mayor and Trustee Dennis Martin to attend so they could answer our questions too since they voted for it years ago when they were both trustees. Also we should have someone from Taussig or whoever is managing the debt to come to the meeting. We could all bring our closing paper work and compare notes after the session. I would certainly attend. Can someone who is less busy than me and has more knowledge on SA arrange this? It's a lot of work, but the most effective way to network and find solutions. Dear Thought the Same, I agree that the parents are to blame. I don't know enough about section 8 housing to place the blame there. Just yesterday I took my daughter to our Lakewood Trails Park and there were at least 3 young punks there. They looked to be about Jr. High School age. Dropping the F-bomb and talking with such vulgarity. Why couldn't they go someplace else and hang out? Yes, they were talking "gangsta. " Which as amusing, except that my young daughter was there with me. I do blame the parents too. Later that night I was talking to my wife about it. I concluded that the fruit doesn't fall far from the tree and that their parent(s) probably wanted the kids out of the house so they could commit adultery or smoke their crack or meth in the comfort and privacy of their Lakewood home. The experience was good, however, in that I had a very good talk with my own daughter about the dangers of smoking, and peer pressure and what to do if x y or z happens. We are moving out of here at the first opportune time. I can't believe we pay so much (taxes, SA, HOA) to live in this dump with this kind of trash. Sincerely, LWL  (Jul 12, 2011 | post #94)

Dear Thought the Same, What is the title of the forms you are looking at? I wonder if I ever received these papers. Do these papers show an amortization schedule of any kind? Is there anything about an interest rate? Does it spell out that the Village of Minooka is taking out a loan in your name? Does it say that this SA is a tax that you will pay at interest? Does it spell out that after interest you will be paying over $50,000? Please let me know the names of these forms with this information. ATTENTION FB friends!! My grandson and his friend were approached a little while ago in their neighborhood in Minooka by a while male, early 20s driving a 4 door silver car. He offered them candy and an xbox if they wanted to come over to the car. Both boys ignored him and ran to my daughters house. She called the Minooka police and they filed a report. Thinking of moving to Minooka

There is an extra tax you pay to live at Prairie Ridge called the Special Assessment. Our SA is about $1600/year in addition to our home owners association and our property taxes. Jimmy is sort of right about the poor quality from what I can see. The developer was allowed to make those homes with too few windows.  (Jun 14, 2011 | post #40)

I read we're overdue for the big one. There is a New Madrid fault line in Northern IL. Dear Prairie, In 2010 I requested the full IPLAN report from the Grundy County Health Department. That is where I learned about the EPA air pollution warning, especially as it related to I-80. Minooka High plans to raise fees

So what do our property taxes pay for exactly? Inflated superintendent salaries? If I were one of Minooka's old-timers I would be pissed about the $42,000+ donation to the school. Would be nice to see a tax rebate. Better to hang on to the $42 k since the state is about to cut you off, Mayor Brennan…I thought they were behind payments to Minooka anyway.  (May 30, 2011 | post #1)
