many developers here have the same issues -someone i know brought a house and lot from CAMELIA - when they went to sell they had a big problem and could not get the title as the developer had yet to subdivide the land and seperate the indivual titles from the mother title.after three years you would think that should have been complete.

I don't know about any developments in the Philippines, but my friend does, since she's able to come to the Philippines for a conference. I can't believe that condominiums can be set for a leasing arrangement even in a short period of time. She only stayed in the country for about a month. She's been telling me how great the interior of the development is. It's from DMCI Homes if I'm not mistaken, correct me if I'm wrong.

When I went home a few years ago I was planning to buy real estates property three properties in one lot, two house and one rental apt. bldg. The owner were telling me she can only put one house in the title but all three properties will be mine. I drop everything there is no way I'm going to make that kind of deal. filipino think I'm stupid beware if you're planning to buy any real estates properties in the philippines you think you already own the property after you pay them but you've surprise you own nothing.

Best to see projects while building. Like how they slap the concrete blocks together leaving gaps
and then cover them up with thin cement after done. Over time the
paint wears showing the gaps. Funning in war torn countries in Mid East looks similar, but they have bullets to dodge. The piping has no plastic wrap in floors or walls so concrete eats into it over time causing leaks.

Seen one condo being built ( it's block work didn't pass my inspection either ) with elevator. For some reason I'd prefer the stairs. Wouldn't trust their generator ( if have one )
in case of brown out.

Pacmans gym in Baguio looked like decent block work, ask who done it. Notice old family photos people took pride in building block fence where u can see the seams. Guess contractors paying peanuts, only get monkeys. Not being racial, that term used in States also.

as far as many complaints you can find in facebook, the most worst developer is PROFRIENDS, its land owner of lancaster, dont be too victim of this developer, wag mp kyo maniniwala sa mga agents jan, dont buy in this subdivision, ur dream house will be hell house.

Beware of Profriends!!! Selling homes without CR and LTS; Delayed Turn-Over; Misrepresentation from their agents and associates; Structural Defects in Units; Difficult to get Bank Financing dahil naka sangla ang Mother Title nila. You don't want a headache even after many years have gone by. Research! Research! Research!

Very bad experience with Loremar Realty. Bought and paid for a lot in full in 2009 in Eastridge Golf Villas, still haven't received the TCT up to now. A dream turned into a nightmare!

yes it's true you can turn over ur units to the leasing department for an extra income... buying condo in a good developers means money back....some hi ends owners esp. leaving abroad they used to make thier units as a condo-hotel, most of balikbayans prefer to stay in condo units rather than staying in an expensive hotels...im a proud DMCI property consultant....

having brought and sold many lots here in and around the greater Metero Manila area i have never had a problem - i have a trusted broker do the research - CAVEAT EMPTOR . ;)
