Try looking in Riverside. There is a new tenant (Sabatiello's Pizza) next to Yangtze takeout on the Post Road (across and same side as St. Catherine's church). The location is tough - hardly any parking out front. Shares spots with laundramat, dry cleaners and aquarium store.

There is plenty of parking in the back and a rear entrance. When he was in Cos Cob the food was great, I looking forward to trying it again.

I looked at the city's assessment data, and assume that the building we're talking about is call 245 Bedford Street in the files. A little bit of looking suggests to me that "triple net" leases seem to be the norm. Wikipedia defines it this way:

"The net lease requires the tenant to pay, in addition to the fixed rent, some or all of the property expenses which normally would be paid by the property owner (known as the "landlord" or "lessor"). These include expenses such as real estate taxes, insurance, maintenance, repairs, utilities and other items."

So the $100,000 rent the landlord seeks actually costs the tenant $100,000 plus the annual property tax of $26,350, plus another 6% to the DSSD, plus all the other costs.

What the landlord is offering here is a 1929 building on a prime site. In order to go into business, the tenant must pay the landlord $100,000 for a year's occupancy, and then pay Stamford another $26,350 and DSSD 6% of that amount (I'm drawing on memory here).

The landlord provides .... what? An old building, in a nice location. Cash cow for the landlord. A challenge for the tenant.

Landlords grow rich in their sleep.

According to the tax records, this property hasn't changed hands since 1946. What an annuity.

The building depreciates -- probably was written off years ago. The site appreciates, because of OUR investment in Stamford. Who benefits? The landlord.

What a way to do things!

No wonder we're short on housing.

They may be so, but the fact remains that Bedford Street is one of the last streets (or IS the last street) in downtown that still has architectural character. The Art Deco facades are gorgeous.

Hope that guy gets back his deposit on the Holiday party that Sammy ran off with!

I do agree the rent on Bedford Street is expensive. I doubt anyone will touch that space until the price comes down. Look at the vacant Sports Bar on Bedford.

I haven't been to Stamford in a while, but isn't there an empty building between 142 and 154 Bedford st. A huge tavern? Also, wasnt there a small food market store there as well. Also what happened to Peter's Clothiers? Now these all may be unrelated closings, but I think in order to put business back on Bedford there needs to better terms for tenants.

That little deli/grocery was the best thing to happen on Bedford Street in years. I miss it.

Looks like landlords are waiting to make a killing.
There are a lot of empty storefronts.
