I was wondering if anybody can offer insight on advantages/disadvantages of buying versus selling oil and mineral rights?
Four of us in the family have inherited 500 acres in Rosebud County and just got an offer to sell for about $32k or lease for $8k plus % of oil profits (I think it's about 12%?).
Sorry to not offer more details, but this came suddenly, and long distance. I know an attorney needs to be involved eventually, but I'm just trying to get a general idea if this is a realistic offer either way, or nonsense. The company is Canyon Natural Gas out of Billings. Any thoughts are appreciated.

you are dealing with your rights, and if you do not think that your rights are negotiable, procede with caution. Either way, you have rights that are protected by law, and these resources benefit the people of the United States.
Please do not fall for the protect the world from man push to lock up private land into easments or other mechanisms that prevent development of that land. Private Property is the foundation of our freedom here in this country, and we will stand behind you here in Montana to protect those rights.

I also inherited 960 acres of mineral rights and was offered 45 dollars an acre and 1/8 profits from land in richland county in eastern Montana from Petro Hunt. I live out of state and don't know if this is a fair offer.

My family has over 700 acres of oil and mineral rights in Sheridan County, that we would like to lease out. How do I contact oil drillers that do that.

My family also has oil and mineral rights in Rosebud county, Sumatra, to be exact, and we are at a loss as to how to go about finding an attorney who can help us get the newest heirs listed on the deed. We've been offered a lease agreement but we have to get things settled first. Diannefpeterson@aol.com

Diannefpeterson@aol.com Since writing this in Aug 2008, my family has now been contacted and offered $25.00 per acre lease to drill on our Sumatra land where we have the oil and mineral rights ... plus 12.5% royalty should oil be found. How do I know if this is a good offer? Anybody have any ideas? Diannefpeterson@aol.com

My family has 320 trust acres in North Eastern Montana that TerraPro has offered to lease for 50 an acre up front and 1/6 net.
Has anyone else been contacted by them? Does this sound fair? I called Fort Peck but they weren't any help.
Thanks!

Has anyone heard of Gulf Coast Prospectors? We have oil and minerals in eastern MT that they offerred to lease for $60 and 14% royalty's. This sounded good so we signed and now they are not honoring the offer. My advice is to stay away from them and Saba Zi, as they are the same and not honest about anything. Is there any good reputable companies leasing? Please let me know.

Did you end up leasing your mineral rights? It seems there is a boom in eastern MT. My family owns mineral rights in Roosevelt County and we'd like to find out what a reasonable lease offer is. Did you send them a signed contract and they never paid the leasing fee ? I'm interested because I have been contacted by them. Thanks

Thanks We had signed the lease with them then they backed out, they just said they no longer were a company and were out of business. Saba Zi came in with an offer and we signed with them, but that to is dragging on and on. So am wondering if they are also going to do the same thing. One wonder who do you trust these days!
