I have heard EnCana, Chesapeak, Petro-hawk, and Shell are leasing land in that area. Anyone have any information on how much these different companies are paying for leases?

as of now there are land men everywhere run from them they will offer 250 500 or 1000 per ac do not sign gether all the people in your section them call the main co . a land man will be your best friend till he gets what he wants

Yes do your reseach on land leasing alot of clauses to know. Don't recommend selling mineral rights to anyone. 1/5 to 1/4 royalties seem to be the going rate on almost all companies and leases go all over the board depending on what area you are in.

Sure it's much being said on this alot of tight lipped people. One thing that can hurt is not talking to people and finding out what the heck is really going on in our community. Band together it works out better for everyone.

if you are smart hold out . if you dont need the money now hold out if a well is close by your land and it hits your land is worth alot more . dont let greed for a fast buck sale you short think think think !!!!next you must neg your lease this is where you will make you money . never take less than 25%. and get your royaltys from the well head not the pipeline . if a land man mouth is moveing hes lieing. remember he will be your best friend then screw you.

if a well has been drilled and they find gas next to your section .your land will be worth much more .
bonus money and lease are two diffrent things royalty is paid on the lease .

thank you but I do understand that these are different I was just wondering if a lease or no bonus accepted then how do they work the royalties then. Would they just give you what they see fit?

I am researched a little of the oil lease and mineral lease information that was given to me in the last few weeks. I was approach by a company offering me $100.00 per acres. I did not sign a lease and will not for that. If they want to offer me $12500.00 per lease as a sign up and a per diem a day.. then and only then will I think about it. But seriously folks.. check out your options firs.

now you are getting into a lot of legal stuff my advice is consult a lawyer . because it would or could make you an operator

Excuse me my question was just about if no lease (excuse me left that out of other question) or no bonuses were accepted and drill within my block or section then would I still get royalties if so what amount and yeah there is alot of legal stuff here that's why I have not signed one yet I just want to learn all I can not so I can be a smarta.. but so I won't get screwed or at least won't take a bad screwing.. I am sure others probably wondering the samething...

Has anyone had any dealings with Pride? What are they offering, how long of lease and royalties? Also what company are the leasing with Shell, Chesapeak, Petro-Hawk?

If you do not sign and they drill they (oil co ) can charge you for your expences to produce what ever they find . it will come out of your royalties . this will happen til all expences of the well are paid .get with your neighbers join together work as a unit . this will get you your best price do not just sit by the oil co will love you to do this as of now i will get 10750.00 per ac. that is fair . but your lease is where you will make your money . ask for 25% and for royalties to be paid from the well head NOT the pipeline. hope this helps
