New Florida law raises costs of replacing roofs

I don't know if having a reinforced roof will help with insurance premiums or not. What will happen, though, is that this new law will require replaced roofs to be to a certain code.
If that roof was damaged by wind/lightning/fire, the insurance should pay for it. There's an endorsement called "Ordinance or Law" and every policy carries it. It basically helps pay for code enforcement. So say the roof replacement costs $10,000.00. Minus a hurricane deductible brings payment to the customer of $8,000.00. If the code increase adds another $1,500.00 then the roofer would have to provide that code to the insurance adjuster, the roof would have to be completed, and the difference billed to the insurance company who then reimburses the customer. As far as having concrete roofs put on all homes, the weight of a concrete roof could cause walls to crack, buckle, or collapse since a home with a shingle roof was constructed to only hold the weight of a shingle roof, not concrete or tile. |

Because insurance companies would no make money and roofers will go out of business.
I've been on vacation in Puerto Rico and amazed me that the middle and upper class over there all have CONCRETE HOUSES; but the most powerfull country in the world keep having wooden roofs. Why???

Everyone needs to understand that the state and insurance companies will get you. Either at the beginning or at the end. This is all to save their b u t t s... So if your roof is not retrofitted they will not pay you for your roof. Meaning that besides the enormous amount of deductible for hurricanes your will have to contend with whether or not they will pay you to have your roof replaced. And for the many people that went through this fiasco when the last hurricane hit knows all too well that they scrutinized your needs and how much they paid to have it either fixed or replaced.
So good luck to who ever needs a roof replacement now. Because you will be required to meet today's codes which in reality is impossible for older homes. Because ideally the clips that do hold your trusses need to be inbedded into your concrete tie beams then nailed to your trusses. It makes you feel all warm and fuzzy now doesn't it. |

Once again, another "bill goes into effect Monday" that we haven't even heard of. And what sloppy reporting -- who introduced the bill, and what party voted for it, along party lines?
The Florida Legislature is seriously broken. Legislation cannot just be secretly introduced and approved in one day, and go into effect the next week. Any body that operates that way has lost its legitimacy. How could this happen with the so-called "Sunshine" law in effect? Once we reform this body, some retroactive punishments (jail time, etc.) are going to be needed to be applied to Rubio, Pruit, etc.. |

We've been lulled into another false sense of security because the last two hurricane seasons have been good to the U.S. mailand.
I went through Andrew, in South Dade, and regulations, such as this and the stronger building code in Dade, are an absolute necessary When you're sitting in your house, during the next storm, and the roof blows off....well, I know what it's like |

Why dont we advertise this as the most expensive and undesirable state to live in. That will completely stop everyone from coming here and totally kill our econonmy.

Who is in your pocket Mr. Chairman????(let me guess) Thanks so now when my insurance goes up 30% next year, you will give me 1% savings. YAY! Get out of Florida while you still can.... There are thousands of old homes in South Florida that were built long before the recent wave of tougher standards and are still standing after going through many hurricanes.
I once owned a frame cottage in southwest Fort Lauderdale that was a do-it-yourself project built in the 1940s. It has gone through half a dozen category 3 hurricanes and many lesser storms over the years and is still in good shape. Recently we were treated to a story about a Broward County order that an 80-year-old house must be retrofitted to bring it up to current hurricane standards. It obviously has survived dozens of hurricanes, many of them strong. It seems to me more logical for the authorities to go to these old homes to learn what has made them so durable, apparently stronger than many new homes. Are they planning for hurricanes, or a tsunami or 10.0 earthquake? |

Roofers are all crooks!
They are ripping off the people's money and making tons of money! I paid less than 5,000 for a new 20 years 3 tab roof in 1987. Now they want 10,500 for the 40 year single roof that withstand 125 miles an hour wind! It's only good for 18 to 20 years. The three tabs are good for 10 to 14 years! By then I will sell my house and retire in Arizona or El Paso Texas! Florida sucks it cost to much to live! Forida is not cheap to live anymore! It is a sagging penis state! |

Yeah, and then you have contractors who shouldn't even have a license like First State Development.
First State keeps getting sued for the shoddy jobs they've done all over Broward. Not to mention the money they stole from customers without doing any work at all. It's a shame. |

So tell me...if you do all this to my roof and it is a true mitigation effort, how much money is coming off of my windstorm insurance. Oh they want to raise rates again???? Gee what a surprise. I am so glad I had a brand new shingle roof done on my 3 bedroom, 2 bath house BEFORE Wilma hit. I had my new roof done in May before Wilma and only paid a little over $6,000. Looks like for once in my life, I got a deal. And by the way, Wilma didn't bother it one bit.

Today, it's our roof, tomorrow its what you eat, watch, oh wait, that's already happening. Please, please do your research and let's put government back where it belongs -working FOR us. I had a so-called illegal roof put on 15 years ago by a crew from a commercial contractor doing "freelance" work on weekends.(My old roof was so bad, the sound of water dripping into spaghetti pots sounded like a symphony.)
Their price was less than half of bids coming in from others. They showed up on time with quality materials and did a bang-up job. And guess what? I've survived through all the hurricanes of 2004 and 2005, plus other storms without so much as single leak. I'm thrilled with the money I saved, and figure this roof will last as long as I do. It's getting harder and harder to skirt the bureaucracy, but if you can ... then do it. |

As a design professional in South Florida, this is only going to destroy our business even more than the lack of SOH portability.
And let's think a little more about it---roofers are just ticked off that people can now shop around. The legalized theft and exorbitant fees they were charging for reroofing after the 2004-2005 hurricane seasons has popped and now their fees are coming down to earth. They have to cut their profit from 400% to 300% to get the job. I reroofed my own home a few years ago myself.(prices at time--I am sure they have not lowered their profit margins) 1) Contractor quote was $8000. My cost (not wholesale) on the materials was less than $650. Permit was $49 2) 5 years later---my roof had no leaks, no wear, shingles were not "lifting".....the neighbor that used the contractor had to reroof again. |

The roofers aren't the crooks, the state of florida is the real crook.Just pretend that your a roofer and try to get liability and workers comp.Then you'll find out who the real crooks really are!! |
