Wow, a Craftsman Bungalow, love them. I'm into Archtecture and how people adapt to live in urban desne areas like in downtown SF, Manhattan, Tokyo, where even successfulo types making $500k annual buy 700 Sq Ft (or less) condos, some are married and have a kid...usually a younger hip crowd.

I sold my two bldgs in San Pedro right before the crash in '06...I started posting as SP Landlord, in part over the long controversy of the the Rent Control Ordinance in Los Angeles. San Pedro has it's beauty, but is complicated, with the Good and the Not so Good (bad). I'm back in another part of LA (Studio City), an entirely different Cat...wow, Three Arch Bay, Laguna, another natural jewell, rarely found.

Actually, this bungalow has the wiiiiide porch, with a side porch. It's on a 120'x50' lot, one of a few that has'n been split up. I got it for 120k, vey lucky because it was the 3rd home I saw, and was only DOM 2-3 days. The yard was neglected; the previous owners lost it in a foreclosure after they did some remodeling... sad for the to lose it.
3 Arch bay was so beautiful. Their home had 3 stories with floor to ceiling windows on most levels. You could lay/lie in bed and see the white surf and hear the waves hit. OM it was nice. Simple furnishings, clean, light colors.
Some places in Sac. are so over-run w/undesirables, especially blacks from the bay who think they now own it... I had to get out. The quiet pockets of Sac. are now sandwiched by old apts. and the crime is so bad.

While I was thinking about you (smile again from me) a little before midnight, had HLN on in the background. Showed a clip of TA's large walk in closet. This guy had a wardrobe, a lot of shoes and everything was on expensive hangers .. shoe's clean and on shelfs, perfectly lined up, could have passed a military inspection. I did not expect him to be sloppy, but his attention to these matters surprised.

Note: His wardrobe was not my style, wrong cut of suit for me (and him), many of his formal pics, with the exception a one, indicaed that he did not wear a suit very well. Jody, could have also used a make over in those pics with TA at the formal functions, but not bad. Also a cool shorter stylish sophisticate cut would have served her well. A simple, but stylish black dress with pearls would hae been spectular. Hey, i judge no one on what they wear, or if they are good looking, but this case has all of those ramifications, so I will mention them.

What year to you buy the bungalow, what a great deal...know what you mean previous owner dividing them (ugly)... had the bath and kitchen been modernized?

Looking for a small older Single Family in LA, in a working class nighborhood, but the prices ere spiking again. It would just be an investment, rent it out for about five years and make a nice moderate profit. Problem is, that if they are Standard Sales (screw short sales) and priced at the Market value, they go in a few days. Cash speculators are not doing home ownership any favors. I bid on one recently, and the guy who beat me out had never seen it, the bid came from India, sight unseen. Everything is on the net, like Zillow.com Foreingers should not even be allowed to buy residential property, if they are not a US Citizen.

Like your descriptiion of the place in Laguna, that's the feeling and decor that I like. Sleek, clean, airy, natural light .. non cluttered. Must have felt nice for you, just laying back on the bed.

Know what you mean about Cities and neiborhoods, where there is not one safe corner left. You made the right move in just leaving SAC, would have done the same. SAC morphing into a combo Oakland, TJ and then the White Meth heads...lol...a no win situation.

SAC and Long City have a lot in common. Had bought into a luxury high on Ocean Ave, called it the Gold Coast, this was when they tried to gentrify DT Long Beach about tweny years ago. It all went to hell, dangerous thugs from Compon and many home grown one's, marauding all over town. Even just a few blocks from the Gold Coast, and trendy $$$ restaurans, row after row of half way house for ex -cons, dangerous mentals, Sect 8'ers, blighted filthy streets. Long Beach is a large older City of some 500,000, a busy harbor and airport, university, prestigous hospitals. It's a pitifull dangerous place now.

TA lived in a safe City (Mesa), have been there a few times, had a good friend who was a prof at adjacent ASU. That 5 bedroom house he had, now could not be worth much over $200k...TA needed a wise mature male mentor, not these PPL types, to advise him on ego control and to refine his beheavoir.

Heard one of his sister's is a cop in SD County. TA had a cop look to him. Wondered if he thought about going into it. Perhaps he had even applied, would not be surprised, unles he had something in his background that was a non starter.

I have a gf and brother in real estate, so they helped me. It was 2011. I know what you mean about cash buyers; I lost out on a small huse that backed up to a private golf course, prior to finding this one.
It was a cloud w/a silver lining.
