Non-traded REIT Analysis

Hello everyone,

I'm hoping that someone may know of a few good resources for analyzing the financials of non-traded REITs. I know that there are books out there on traded REITs and I have those. Im not sure there is much of a difference when it comes to analyzing the 10-Q as an example of a nontraded and a traded. I'm looking for something a little bit more in depth than "to calculate FFO..." Maybe a forum or somethin. Just trying to get my mind around what is healthy, unstable, etc.

Any help or suggestions would be much appreciated.

Yes there are a number of places to go to get this information. I actually work as the National Sales Manager for a non-traded REIT, so this info is of strong interest to me. There is a great industry publication called Blue Vault Partners that puts to gether a quarterly publication that is very informative and provides many analytics. I beleive their site is www.bluevaultpartners.com . Hope tthis helps.

LoseMoneyNow, maybe you've lost money for your clients, but many clients of nontraded REITs have made money, because their advisors did their homework.

As for your comment about Blue Vault Partners, the facts are NOT on your side. Do your homework.

Are any of these non-traded REITs on the up-and-up or are they all equally toxic, as you mention? And will sponsors talk directly to investors or do I have to go to the investment advisor for all the information? Iím just wondering if I could get more accurate information from the sponsor itself.
