I would not invest one red cent overseas. Laws are different there people. Mexico is so corrupt! Please study world affairs prior to investing outside of the US. I saw a report that said that Venezuela was good for investors. People, it's turning communist and nationalizing property. Do you know what that means? That means it is taking away people's properties.

I would not invest in Real Estate overseas.
I lived in Mexico for a number of years and as I remembered Mexico had laws that penalized foreign investors.

One of the laws I remember is that only mexican citizens could own Real Estate along the coast. Another was that all businesses must be at least 51% owned by a mexican national.
