the whole rent regulation system in NYC is ridiculous and drives up costs for everyone not lucky enough to have won the housing lotto. i wish these laws would be abolished as they have elsewhere. this story just underscores how ridiculous they are.

The Lenox Terrace has alway attracted Harlem's upper-crust. Now that the neighborhood is in revival people seem to care but remember he was living in the area when no one cared about Harlem. No one else wanted to live in Harlem in 1994, folks. This isn't exactly a windfall.

How is the governor eligible? The income ceiling for a rent stabilized apartment is $175,000 for two consecutive years after which it deregulates.

I'm not entirely sure, but thought income had nothing to do with rent control. That's only for subsidized housing.

This is news? Ed Koch has been living in a rent stabilized apartment in lower Manhattan since the 70's before he was mayor and still resides there.
His apartment wasn't news and neither should this. The media is too intrusive in people's personal and private life, it's none of anyone's business. Worry about how you pay your rent.

Wrong. That rule only applies when the rent is over $2,000.00.

On top of all this the man only gave $250 to charity last year. What a selfish jerk. Can we recall or impeach this guy?

It is news when the landlords have to pay for oil and utilities and the damn Gov is scamming like this. Because another liberal hypocrite like Ed Koch is also scamming does not make it non news. The last time NYC burned it was caused by rent control which made buildings unprofitable. The landlords of the 70's paid gangs to burn them down and collect insurance $. That in turn started our endless housing shortage.

Thank you "Learn The Law", for the reminder about the $2000/month rent threshhold on stabilized apartments. I had left that vital variable out of my thinking.

Thank God there is still some rent regulation here in NYC - or else I, and many other middle-class folks, would be long gone.

Bill, he's been living in that apartment since when he was an assemblyman when Harlem was considered undesirable because of the crime, drugs, gangs etc. Ever since Clinton had his offices in the State office building on 125th street, realators and landlords have been on a campaign to drive up the price of real estate in Harlem, displacing families who resided there for generations, raised families and lived there when no one else would due to the crime and drugs. Those same people suffered during the rough times and now they are being forced out? It isn't right. Many are now senior citizens living on a fixed income, with many needing nursing care and medical attention on a daily basis. Where are they to go in the twilight of their lives? Rents have skyrocketed all over the city along with over development in certain neighborhoods driving out the working and middle classes who are the lifeblood of the city. The shortage is in affordable housing and I don't think the 1200-1400 dollar range is affordable anymore given today's economy and the massive layoffs taking place in the job market of today. Paterson isn't always going to be Governor of N.Y.and I'm sure he and his family will need a place to live and there is nothing wrong with what he pays to have an apartment in Harlem. I know people that live in the same development as Patterson and given what it costs to live there, many are not leaving and I do not blame them.

Agree and mind you, Koch is a multimillionaire who can afford what rents are going for in Manhattan today. Koch has lived at that residence since about '73 or '74 before he was mayor and continued to maintain it while in office and still has it today. No one is calling for him to give it up and move to more pricier digs even though it won't hurt his pockets in the least bit. Most N.Y. politicians live in somewhat affordable housing so that is not something thats new. The media pries into peoples personal lives too much and they need to have more respect than they do. It's all about ratings and selling papers, journalism has stooped to a new low of sensationalism, not reporting relevant news stories.

Well, there you go again. If Paterson was a Republican the Democrats would be screaming bloody murder. I mean, how often do we have to hear them criticize so-called, "tax breaks for the rich?" Rent stabilized apartments are for people declaring $270 thousand in income? I think not! Paterson is depriving a family in need of an apartment; a family no doubt of much lesser means. here in the upstate we call people like that hypocrites.

The rents in NYC have gotten out of control and something needs to be done to stop the continuing skyrocketing cost to keep a roof over one's head.
Just yesterday, I saw an ad for Peter Cooper Village, a development on the east side on 1st ave. between 14th and 23rd sts that have 1 bedroom apts going for $3250 per month along with 2 bedrooms going for over $4000, remarkable!!!
P.C.Square also known as Stuyvesant Town was sold last year by Met Life for over 5 BILLION DOLLARS. That development was once affordable, and had working class residents many with rent controlled apartments. Those who continue to have rent controlled apartments will not be affected and continue to pay what they're currently paying, but new renters will be paying "market rate". Who determines the market? How are these rents determined? I'm curious as to how that process works. Can anyone give me some insight? At the rate rents are rising, some won't be able to afford to live in NYC anymore and may have to consider relocating but to where? jobs are getting scarce all over the country, the cost of living rises yearly and some salaries just can't keep up with the rate of inflation. Anyone who lives in a rent controlled apartment is wise to hold on to it, Patterson included.
