The roof is in "fair" condition. At least we know we wouldn't have to worry about unknown expensive repairs that many home buyers find out too late. We can save for a new roof over the next five to maybe 10 years. Doesn't seem that big of a deal to me.

Upgraded usually means on the interior. The condition of roofs, septic tanks, siding, etc. are all exterior improvements and separate issues.
