I do know who Wagley is, obviously, but it seems to be bad judgment to have a guy that just took a job with the chamber and does not even live in the county to be telling Jefferson Countians what we need to be doing. I know more about the so-called megasite than most people in this state and I know all about the inefficiency and ignorance that goes on at the chamber and that has gone on with Mr. Wagley.
Everybody in this county "know more" than everyone else, but it sure hasn't helped this county grow and prosper much. I think it is time we get some know it all’s who really know how to do something.

This megasite will only bring a few jobs if anyone even occupies it there are many sites around us that were never occupied they are going to take out homes and raise taxes for you to pay for the entire project and let the company pay no taxes for 16 years do your research this is not a good plan

You are just as full of sheite as almost anybody else on here.
You act as if someone in our county has enough sense to guide our county in the right direction, yet here we are in sheitville, wondering why we are not in a better place with some type of something to look foward to.(other than tax increases)
You know more than most people in this state about mega sites ? Man you must be one smart sob, yet you live in this sheithole ? Why don't we have one already ? Do you and your big brain not like us ? Why haven't you saved us before now.
We sure let a used car salesman from Alabama or where ever, come in here and piss away 60 million plus with out blinking an eye. Wagley just needs 3 million, why are you bitching about that ?
Where is Wagley from, Oh one who knows all ? What is his wifes first name ? Where did he go to college ? Did you go to college ? Where ? Did you gradiate ? I've been to Berkly and Yale and MIT, but I dint gradiate from them.
I think you just want to beeatch a bit and blow your own horn.
The mega site could work, but it hasn't a chance in hell of it.
Couse that is a prediction from a guy who doesn't know more than a lot of people in this state. Actually he lives in a state of confusion, most of the time. But he sure can spot a know it all, blow hard, who speaks nothing but negative bull sheeite.

Just to shut you up, the mega site is projected to cost way over $300 million. This includes almost 10 miles of new rail track that will cut through the county, new roads, a new exit, and millions in land excavation. 3 million dollars is just to get the study going. If it only cost 3 million dollars to build a mega site, everyone would be doing it. There are already three megasites in Tn. Two of them have been vacant for years near Memphis and Nashville. It pays to do a little research. Most of this was in the newspaper.

.

After reading the article you suggested in your post, I found it to be a propaganda ridden dog and pony show kind of presentation. Landowners involved had no voice. If questions can't be asked, then no one is truly "informed". You're a cheerleader for someone else's agenda.

Wow ! A little research, you read and quoted the paper ? Is your name Heraldo ?
Tell us about the third and unmentioned megasite, you know the one that is not empty ? Actually there are four, knowitall...better check that research degree.
OK, not that I want it, but if it generated 250 million per year in jobs and revenue, hw many years would it take for the payback ?
You really act as if the 300 mill was coming from Jeff county alone. Hell, we could barely borrow 30 million right now, why would you even suggest we could finance such an undertaking ? To scare people ? A sixth grader knows that.
Hell we spent 5-10 million planning for all these fancy un-needed schools just to bring big companies in here to put all these super smart kids to work and you want to screw that up ?
Hell they are spending 25-30 million on exit 8 for no other apparent reason than to waste tons of money. And you want to whine about 300 ? You just want to whine, cause you are a whiney researcher, aren't you. Does that pay very well ?
Best I can tell they are offering 2-3 times the appraisal and 20-30 times what it is taxed at, and for a starting offer, that ain't too bad. Not that I support it in the least bit. Beats the hell out of what they gave the thousands of people on Tellico (3-400per acre) 30 years ago. And they did go in and TAKE much of it !
Well, you keep up the good research now, ya hear ?

This was in the paper too, so does that make it true? If so, it sounds like a great thing coming our way. The businesses will invest up to $1 billion and create 15,000 to 20,000 jobs wow!

“There is a definite trend toward the South for automotive plants,” Sweeney said.“It’s generally known and expected that these manufacturers will only go to certified sites in the future. That to me spells opportunity.”

If the EDOC was to land such an automotive manufacturer, the company could be expected to invest up to $1 billion to start and hire 3,000-4,000 workers, Sweeney said. Those numbers could increase by 50 to 100 percent over the following 10 years. When workers needed for suppliers are added, the expected number of new jobs grows to 15,000-20,000.

Jefferson County Mayor Alan Palmieri told the leaders that the East Tennessee Regional Megasite has the potential to transform the region’s economic health. Other certified megasites were sold to VW, Toyota, Paccar, Severstal and Hemlock Semiconductor. Together, the five manufacturers have generated $5.5 billion in economic impact and created more than 32,000 jobs."

A NOTE MOST JEFF. CO. ISN'T AWARE
In the past Jeff co. did not want industry. Dand. to be a retirement community. Get the northerners down here to pay high dollar for the lake property. And Jefferson City to be a quaint little college town. Let the industry be in Morristown and Knoxville for the people here to work. Jefferson County does not have the means to support a Auto industry. By this Jeff. Co.High when built had a State Model Vocational Program. Well, Due to the above statement and Politics. Jefferson High no longer has much of a Voc. program. Many classes were cut out several years school for those classes.NOW,( NO Machine shop, NO welding, No electronics, NO Mech.Drawing, and more.) County went back to the basics! As I had in the 70's. Still have Basic auto mech., building trades, A/C repair, Agriculture.) Real Industrial job training - NOT. So, if a auto industry came here, this High school does not have the trained students to fill the jobs. But note- The high school Does have career opportunities if good enough in swimming, archery, golf, tennis. This mega deal is all politics. Jobs? doubt it, Would boost real estate sales? maybe
Taxes? Most qualified would be from surround counties. I cant see it would attract any companies. We have space in the county now were many companies have vacated.

I don't think you are making as much sense as you think you are. I don't think that the writer was saying that you could just read the paper, but was certainly correcting the previous statement that the mega site would cost a measly 3 million dollars. This is really inaccurate and untrue. The project will cost literally 100s of millions of dollars and as of right now, the state has not offered a single penny to Jefferson County and with two vacant mega sites already in the state, they may not be throwing millions of dollars are way any time soon.

I support the mega site, but you need to understand the true cost of this and how much land will actually be taken when you factor in new track for rail and the exit and connecting highway. Also factor in the that Norfolk Southern is already moving forward with another industrial rail site on the other side of the county that will eventually take another 1000+ acres, and a body farm and you start to see how people are using Jefferson County's available farmland as their dumping ground. There is nothing whiney about presenting the facts. Why don't you try it sometime.

I seldom do.

Now you are explaining your own posts and justifying them ? Now we are literally 100s of millions instead of 300 ? Nobody has a real clue as to exactly how much it will cost or bring in. Especially you and me. But I really think most 8 yr olds know 3 million was just to scratch the surface. Especially you and me.
I do like the body farm dumping ground correlation. Subliminal to say the least.
You didn't mention the third site that is not empty yet ?
And has anyone from Jeff county even asked the state or fed gov't for a red cent, yet ?
Facts ? Please list your sources ??? Otherwise it is nothing more than hearsay and you call yourself "researcher. It ain't going to happen anyway.

Nobody can even understand what you are really trying to say. Go take a writing course and then get back to us. I am sure you have some great points to make, we just don't know what they are.

By the way, 300 million is hundreds of millions- 3 times hundreds of millions. There are three megasites already in TN. 2 of the 3 are totally empty and have been for a few years now.

Granted I may rant and ramble a bit, the last time I checked a question mark (???) at the end of a sentence, no matter how short or long, signified someone wanted an answer. And one question I have yet to see you answer is the one about the third mega site ??????????
You are the one claiming expertise in researching, yet you continue to bounce around my question and pick flaws with my intelligence and intentions, instead of just answering the question. And I am glad you are now claiming responsibility for the us on this post, but really you should stick to speaking for yourself, not ""us" or "we". Unless you won a recent election I am not aware of. But I reckon you certainly qualify as a "nobody". As far as the writing class, how about you go take a flying fck at the wall ??? Damn ! I do feel better now !

If the land is not being farmed, than it is not farm land, and that applies to the entire country.
Tax the land for what it is, property with a large yard.

Make sure the train can get to this site.
This site is at the I 81 & I-40 split.Yes the land is being farmed. Very much so. Plus the county would like to bulldose
our homes that we have worked two jobs plus farming to pay for.
