Everyone should check out this company's complaints with the BBB. Also, they seem to only respond when threatened, and filing a BBB complaint is a great way to get a response when those emails and calls go un-answered.
Also, I've noticed many posts about requested repairs being neglected and wrongful retention of security deposits. You should always consider filing in small claims court. The fees for filing are relatively low, and the Landlord has the burden of proof to prove you damaged the house and that the retention of the security deposit was correct. If the court finds bad faith, you can even get treble (triple) damages. Also, there is no need for a lawyer in small claims court. In addition, if the repairs you need make the house so that a reasonable person could not live there (heater not working for a week during the winter, as an example), you can get out of your lease without monetary punishment or at least be reimbursed for repairs you make yourself out of rent. YOU HAVE OPTIONS! FIGHT BACK!

Stay away from this company! I am a tenant of 2 years and I should have looked at reviews first!
My wife and I take really good care of this place, no late rents, no drugs, etc...
Getting anything fixed is a royal pain in the ...!

My most current issue is with a washing machine that broke. Pat tried pushing that it is not covered in the lease and they will take it out and I "can rent one for $25 per month" from them. I had to show him that it is clearly in the lease and he finally sent someone out to look at it and they said it needed replaced. He then said, "we will be in contact to have a new washing machine delivered" That was a long time ago...

I finally had to call a lawyer to get him to do anything. I am still waiting.... I can't wait for the lease to expire so I can move!

They also charged me $525 "deposit" for painting a wall....I bet I'll never see that money back....

Long story short.....STAY AWAY!!!!

Mr Chomynís real estate license has been suspended by DORA due to his behavior as a property manager. They found that his behavior was dangerous enough that while his appeal is being heard by the AG, his license was suspended.

i would never in a milion years rent from 4rentdenver agian. service is terrible and patrick chomyn is the most unprofessional person i have ever met. CARES ABOUT GETTING HIS $$$ AND THAT IS IT. I RECOMEND DOING A FULL WALKTHROUGH AND MAKING A PUNCH LIST PRIOR TO SIGNING ANY LEASE OR DON'T EXPECT ANYTHING TO GET FIXED. LAST BUT NOT LEAST THE PROPERTY I RENTED WAS BEYON FILTHY WHEN TURNED OVER TO ME!!!

I rented from Patrick Chomyn and worked with a person named Felicia for almost 1 year. We have nothing but problems. It started on the very first day. They decided to get my keys to me when it was the right time for them.I was also promised a parking spot in the extra lot for rv's that they had. I finally got that worked out after 2 months.
The house is in horrible shape.Holes in the saufet where the birds and squirles live and then dig into the kitchen. They do not fix anything.Microwave broke and he told me to go to the good will store and buy another one.Weeds and stickers are running wild in the back yard and I get in trouble for trying to kill some of them. Sprinkler system does not work and they said its my duty to fix it however the rental agreement said otherwise.
Look on his website and there was misspelled words.
Real professional. No way would I rent from them or do business again with them.

RUN AWAY!!!!!! I have rented for 3 yrs and our rent has raised by 10% EACH YEAR!!! Our washing machine went out and I had to file complaints with bbb and have attorneys letters before it was replaced. The replacement unit is about 30yrs old and beat up. Uh.....thanks???...
Do not do business with Pat. There is a reason Jo real estate license was revoked and him fined!

RUN AWAY!!!!!!!

I rented a house from this company and I have to agree with previous posts. Larry was fantastic and helped in every way possible even switching out an old ugly stove mostly because I was being nitpicky. I ended up getting furloughed mid lease and although Larry was doing everything possible to help get property re rented quickly Pat Chomryn got involved and over rode many of Larry's attempts to make things easier. During a conference call w both Larry and Pat, Pat made it clear that he would charge me for everything he possibly could to get even with me for having to break my lease even tho it wasn't my choice to be furloughed. The house was spotless when I moved out and I had made repairs to interior woodwork, fence, deck and lawn out of my own pocket but Pat managed to burn up all of my deposit on ridiculous items like re keying when he already had keys and charging for advertising on his own web site and Craig's list. Not to mention charging me to remove junk from basement that was present when I moved in. I'd live in a refrigerator box under a downspout before dealing in anyway with Pat Chomryn. Larry was an amazing asset to that company, too bad he's not in his own business.

Really? How ever did you manage that? My husband has to except a transfer or lose his job and they wont even let us out of our lease! Even though he could be jobless and we would have no money to pay our rent. We were even told that if they let us out of our lease by bending the rules that they would have to do it for everyone. That our predicament was not theirs or their clients fault. So why were they so nice to you?

He worked at Real Estate Investment Counseling for several years before that. Who was watching/auditing his actions? Investigators also discovered lax acounting methods for rental proceeds and security deposits,evidence that he marked up cost of labor for repairs made to rental properties while paying this money to his wife's company?

Hmmm - this could explain alot. We received a notice from a collection agency about a year after we moved out of one of their homes 3 months early - and left the house immaculate and yard better than we found it. We paid additional 2 months after we moved out until they rented it. Of course they did not tell us they rented it - we had to drive by and see the 4rent sign down and contact them. This company sent a letter to the house we rented from with a bill for $2000 in addition to keeping our deposit. Interesting that they sent the notice to the address we moved out of even though we gave them our forwarding address and they had our phone number. I think they really try to take advantage of folks living from paycheck to paycheck who they think will not pursue action because they feel they do not have the resources or are not intelligent enough to know when they are being taken care of. Fortunately I have the resources to pay the collection agency - or pursue legal action. Guess what we are doing? Do not want this to happen to anyone else! Guess they will be suprised when they hear from our lawyer in the next couple weeks. Too bad they cannot do the right thing and take responsibility for the bozo Pat Chomyn they had working for them (or does he own the place and now has hired others to operate with his low level morality?)
