Simple, replacement cost. You could buy another home cheaper than repair this one (probably for the $68k in that neighborhood). The home was totaled.
Same logic as a car accident. They will not repair a car that costs $10,000 if the cost to repair is $12,000.

I agree, the houses in North Minneapolis are not worth $204,000.00.
Also, your insurance policy has a face value on it and if the house is totaled you should get the entire amount the house alone is covered for.
Something tells me there will be a lot of vacant lots on the Northside.

My brother's house was hit by a tornado last year and they also had to sue their insurance company. Talking to their lawyer it sounds like it is very common for the insurance companies to pay a fraction of the cost of the home or repair knowing that most people who lost their home will not have the money to go after them. The best part was when the appraiser provided by the insurance company didnít list most of the damage and listed the house as 1000 square feet smaller then it was.
