I would like to know if they truly like them-self's. Or do they feel that low about themselves that they have to inflict misery and pain onto others. It is ridiculous that their insurance company does not look at the cost of a lawsuit and the cost of doing the right thing and rebuild. I wish you and your family the best. I recently purchased a 1.5 million Toll Brothers apartment & moved in 4 weeks ago. So far, not one day has gone by without something breaking. And not one day has gone by without someone failing to show up to fix it. The heat barely works (and it's currently 23 degrees outside), it takes 30 minutes to get warm water in the shower, garbage disposal cracked & leaked water allover hardwood floors, no required cable coming into apt to hook up tv, internet & telephone, took over a week (& 3 attempts) to get that cable into apt, one sink faucet in master bath barely mounted into wall, broken bathroom mirror, floor to ceiling medicine cabinet in bathroom still hasn't had shelves & mirror door installed, counter top stains whenever liquids get on it, building staff unprofessional, overwhelmed & appear to have no previous experience, 5 blown out recessed ceiling lights, cosmetic issues with installed lights, instead of transferring our utilities the 24-hr concierge set up new accounts which created chaos with the utility companies & was a mess to untangle. We used the service because we didn't have the time to deal with that ourselves. When we informed the concierge of the problem we were told they were not responsible for any mistakes made & they would not correct the problem. We've been without heat so many times I've lost count. We just received our first power bill,$440. We moved from an Upper East Side apt building in Manhattan with basically the same number of appliances & our average monthly bill for this time of year was $130. And to top all of this off they expect us to pay the monthly maintenance charge, which is almost $3,000. Why should we have to pay for unfixed repairs & poor service? That's exactly what that money is for.
It took a lot for us to leave Manhattan & now we are seriously regretting this purchase. I actually came across this forum while researching Toll Brothers complaints because it's 4:50am & the anxiety over this all these problems has made me an insomniac. I have a 6 month old & need as much sleep as possible. I feel like an idiot for not doing my homework.

My heart goes out to you and your family. I hope things go better for all of you. I have dealt with these moral-less more-ons for years. They don't care about doing the right thing they just care about getting you to sign the contract and once you are stuck in the contract they show their true colors. I would not ever buy another Toll Brothers property if God came down and gave me the money. I would ask him to give the money to the food pantry. I will not do business with any sub contractor that has done business with Toll either since I have seen their work and their morals. I have had plenty of sleepless nights saying to myself how do they look at themselves in the mirror and like what they see looking back at them. My advice to you is to get a real good engineer in and check the apartment out. Also get yourself a good HVAC contractor to check out the HVAC. Also go to the permit division and get a copy of your file that the state has to see what has failed prior to closing. You are entitled to those records. Ask them how the finish plumbing passed etc.... Tell them the issues that you are having with them. Some states allow the inspectors to go back and violate the builders for building violations. Make sure NY allows it or you will be responsible for fixing all the issues yourself. You the association cannot stop you from getting your own inspectors you have a legal right to do so. Especially when your concerns fall on deaf ears. Best of luck to you and your family. Also do everything in writing with them they will deny that you ever told them anything was wrong. They will also say that you had no issues or limited issues at the last walk through. Call Toll with your issues, send a fax letter addressing your conversation and the persons name that you spoke to if you have an email address for them also email them. Do the same with the association so you have back up to show that you went to them. Also they usually will not leave a copy of the work orders to fix anything. Prior to signing their receipt that they were their make a copy of the work order. Then sign it and make another copy. Or you will have no proof of anything. Also I believe it is still legal for you to audio tape them when they walk in without their knowledge. Double check that with your lawyer. So when a sub shows to fix something just say your are here to fix what. And save all voice messages for forever.

When we purchased our Toll property we wanted to upgrade to better insulation but they had already started the family room so they would not let us. The outside of the property only as the plastic wrap and the black paper. This property does not have the foam insulation that it should have. We have tornado winds here. On top of it the Township informed us that Toll did not add the hurricane straps because Toll said that the weight will hold the property. No clue if they added it or not. Who knows the truth the town or Toll, I am sure neither would tell the truth

It's painful. All along toll appear to work with you. But they are just on the sideline watching/calling. So DON"T BUY from TOLL ever.

Dear Glenview - This also happened to me at the Patriot Commons in Glenview Illinois. I have lost over 60K and am still reeling....Someone has to stop these people.....they continue to ruin peoples lives!

It is also my opinion that Toll Bros created a false sense of demand when the units 1st went on sale - it was a real circus atmosphere. In retrospect, I learned that the housing bubble had already burst in CA and FL and TB was suffering major loses but we weren't aware of it here in IL until much later. Now the property is selling for almost 200k less than I would have paid so even if I lose all 50k it's still a win for me.
However I don't want to lose more than 50k and optimally I would like to not have to pay the 15k since TB's delivery was substantially late but I wonder if I should cut my loses now.
Any thoughts?

I have recently looked at a toll brothers site at fiskill, ny ( van wyck meadows).I have never been impressed with fast talking sales people, especially ones that state they live in a townhome, but it is not owned by toll brothers. I also felt very un easy about being told not to paint the home for a year because the house had to settle , and that cracks might develope, but that toll brothers was very good on taking care of any structeral problems. The red flag really went up when I was told that I had ten days from deposit to sign my contract, seemed rather rushed.
Grateful for this blog, everything seemed to good to be true. Presently living in one nightmare, don"t wish to move to another.

Never buy a "Troll Brothers" home!!!! They are worse than greedy gansters! There homes are cheap, fall apart after the first year and are built with spit and polish! They are incredibly arrogant and have no integrity about the quality of what they are building....they care nothing about the prospective buyer.

They are no better than gangsters and have absolutely no integrity about what they put up for you to live in as long as they can take your money and run. Toll Brothers construction is cheap and quickly falls apart after a year. They are unethical, lie and should be put out of business by the sheer number of complaints from home buyers who were unfortunate enought to buy from Troll Brothers!

Don't make the same mistake that we did!!!
