I found out the hard way about JD Powers awards. One of the reasons I purchased my house was because this builder was given the award. These awards are based on customer surveys ONLY. Powers takes NO complaints. So therefore, when the customer rep and the sales person is pressuring you to give them good ratings right after closing (and you are still in that new house euphoria), those are the ratings that are submitted. Then when you come back into reality, you wonder whether why you did that when the issues start to surmount. Now, after all of the issues about how powers gives their awards, powers cautions the buyer not to put all of their confidence in their ratings.- nice.

If you live in a pulte house that is wonderful, great. if not, and only those people know - you are living in hell. the ten year warranty if you read it, and really read it is a list of exclusions, it is not really a warranty at all. After all of these years building houses, they learn after every new development and hone the warranty so that they can pick and choose and ignore that which they don't want to do.

I won't tell any one what to do when they purchase a house from any builder, but I will pass along advice I learned too late. Hire a structural engineer to check out every step of the way. Make sure your house is being built correctly and to code. Make sure the structural engineer checks out the house before closing - and oh by the way DO NOT close until everything is fixed (there are always little things and sometimes big things) don't believe for a second, we'll get around to it, because your definition of "around" is different than theirs.

Do your homework. Read and learn everything you can and then with the information you can make a logical decision. After all, this is the most expensive investment we make.
