Who is the bigger vulture, the gas and oil companies who are raping the land, or the attorneys who are working behind the scenes with them to get their cut. Why would we have such an influx of attorneys in the last months?

I would think one would want some sound advice considering the amount of money this represents in many cases. I'm glad they are clarifying for people what it is they are giving up in this second wave of buying activity. Everyone needs to slow down and take their time. Oil and gas rights were $20 an acre two years ago, 4 months ago they were $2000, now they are as high as $4000. What will they be next year? Please slow down in your haste to cash in.

The Okey lawyers are exactly right about the difference between leasing and selling mineral rights. I have lived on an oil-gas well unit for 32 years. If I had sold the mineral rights when I bought the land, I would have lost BIG! Over the decades, the value of the monthly royalty payments would have been lost. Imagine 32 years of NO Royalty payments!

So, for your own sake and, especially, your wallet, do not sell your mineral rights to anyone. Mineral rights are exceedingly valuable and any land that doesn't have them might be very hard to sell in the future. THANK YOU, Carrollton attorneys for pointing out the monumental difference between leasing and selling mineral rights.

I hear from everyone that they were approached by these companies, even our neighbors around us. Does it depend on how many acres you have? No one has approached us or called. If they can go to the neighbors that surround us but leave us untouched, we have 6 acres.

I have been buying non producing and producing royalty since 1998. I bought a bunch from 1998-2002 but my focus since then has been working interest deals. People in Texas & New Mexico are very educated on these deals but I have purchased in North Dakota where it was not so much the case. Either way they realized they were selling away their interests in entirety. People sell when things are tough - unfortunately thats life when you need the money.
