My proablem was solved.
Even though I leased the rights to Chesapeake and they sold out to BHP, STILL because XTO are operating the well, they will be handling it now
I know because they sent me a W9 the other day, in preparation for when they start sending checks.

Depending on the production and your percentage of the well. Your first check could be a whopper. Also; you may be eligible for late payment interest on the first check. I would send a request for late payment interest after the receipt of the first check. The energy companies will not automatically pay for late payment interest. Since the State's legislatures are bought by the energy companies, it's the royalty owners responsibility to request.

Well it has been three years, and I can still remember the conversation that, I had with the land man who was seeking out my signature, for properties in west virginia.
When I asked him if this was worth anything, he replied it was nothing to snaaze at..........

Well been in production since March, still havent received a check. They are suppose to pay 12-15% annually in interest if check hasnt been received within 5 month.

Chesapeake has been unreliable. They are behind two months now on royalty payments. I get nothing but lame excuses in a language that is meant to try confuse me so that I might go away!

Yes. However; if this is a new well, It normally takes 8 months to receive the 1st check for the 1st 6 months. After that the checks are 2 months behind. Don't forget to ask for late payment interest when the 1st check comes in.

I called Nick Watson at Chesapeake Energy and received lots of information. I also drove to the land in June to check things out. According to Nick, as they put in the pipelines and drill wells production is stopped. After they start pumping they sell the oil and gas. About two months later we will get the royalties. We are at the beginning of a long process and benefits will come our way in time. Wyoming and Oklahoma have great laws that guide the process. Call your oil company or state officials with questions.
