I will give you this much though...I do think them houses are salvageable. They have some very nice architectural structure to them. I believe most are late 1800s and early 1900s. Beautiful exterior trim design that shows the extra work put into them. I've remodeled quite a few of them, and yep...Queers were writing the checks.

It's been awhile since i've built and sold a whole house, but I shoot to build them at $100sq. and try to sell them for that $125-150 per ft. more.(typically $25 more than whatever hundred range it's in).
But yeah, the lot can switch that number all around some.

The rehab tends to be at the high end of the per sq. price range, due to the process it takes, but saving in other areas due to existing. The kitchens usually get into the most pricey, and finished basements and bathrooms are common upgrades.

I worked on a house for another fellow, in which it caught on fire(not even a real nice house, maybe $65,000) and we gutted the whole damn thing to exterior walls. I just can't imagine how he'll ever make any money off the thing, even though most was insured, it seemed easier knocking it to the ground and starting over.

I have family in Groveport and Gahana and they have nice houses, and never had any problems. Great areas, lots of potential. Certain parts of Canal Winchester is nice also, just depends on where your looking. Good luck!

Go to the Sheriff Sales of the county you are looking at and view the foreclosures. Thanks to the democrats, they are all over. Buyer beware, most of the democrats who lived in them, destroy them.

Better off with a short sale, you can at least view the property and have an inspection done.

I would look at something north of Lane Avenue, in the campus area. There are a few places there that will take some serious work but in the long run you will be able to get great rental rates feom the parents.of those skull full of mush.

And if you are not married you will sone sights to see and depths to probe.

I have lived in 3 separate homes in Columbus Ohio.

2 in Lewis Center, 1 in Worthington.

All I can say is here in Worthington, my neighborhood has had 20 houses approximately sell this spring, and none were on the market over 2 weeks.

Yesterday I saw a sold sign on a house the day before had a new listing sign.

Point.......location location location sells real estate.

yes price influences decisions, but price does not always save money.

Both Lewis Center McMansions were difficult to sell. This house in Worthington would sell within a week. When we bought this house 4 years ago it was a slug in my opinion. Today the nicest house on the street. About an 75K rehab inside, and a new lawn with irrigation system.

when buying real estate....think about selling it. That mindset will make better buying decisions for you.

Housing market drastically improving. You know where I live, my neighbors had two offers and sold within 24 hours without taking a negative hit.
