Yeah, that never happens in UA, Dublin or Bexley.../sarc.
You ought to see what happens when people leave their garage doors open.

If you're looking for value and a fixer-upper try the near east side.

I will give you this much though...I do think them houses are salvageable. They have some very nice architectural structure to them. I believe most are late 1800s and early 1900s. Beautiful exterior trim design that shows the extra work put into them. I've remodeled quite a few of them, and yep...Queers were writing the checks.

Thanks for the information. I might try to find a bank-owned in a nice area.
If I were you, I would look for a Clintonville fixer upper that had potential with a rental apartment for income.

That enables your budget to be flexible per return on rental income.

Clintonville is a respected area for value, and a good investment for you to rehab something that provides income stream with you enjoying a fine home.

location location location is real estate value. Clintonville, Worthington is solid proven value.

my 2 cents worth.

I somewhat like Gahanna. It has many hidden zones that seem comfortable. One thing to pay attention to on a houses price is it's per square breakdown. New=$100.00-Used=$80.00(rough estimate, and depending upon lot).
I agree with your thought process.

$125 per sq ft minimum here.

If you rehab correctly and stay within neighborhood progression,$140 possible.

again......location location location.

It's been awhile since i've built and sold a whole house, but I shoot to build them at $100sq. and try to sell them for that $125-150 per ft. more.(typically $25 more than whatever hundred range it's in).
But yeah, the lot can switch that number all around some.

The rehab tends to be at the high end of the per sq. price range, due to the process it takes, but saving in other areas due to existing. The kitchens usually get into the most pricey, and finished basements and bathrooms are common upgrades.

I worked on a house for another fellow, in which it caught on fire(not even a real nice house, maybe $65,000) and we gutted the whole damn thing to exterior walls. I just can't imagine how he'll ever make any money off the thing, even though most was insured, it seemed easier knocking it to the ground and starting over.

I have family in Groveport and Gahana and they have nice houses, and never had any problems. Great areas, lots of potential. Certain parts of Canal Winchester is nice also, just depends on where your looking. Good luck!

Go to the Sheriff Sales of the county you are looking at and view the foreclosures. Thanks to the democrats, they are all over. Buyer beware, most of the democrats who lived in them, destroy them.

Better off with a short sale, you can at least view the property and have an inspection done.

I do not want to pay high property tax since I don't plan on having kids anytime soon. I just want to get in a house before prices and interest rates shoot up.
I am skilled and can fix things up. I can afford 250-300k but there is no reason for me to get that nice of a place. i want a fixerupper.
I noticed obetz has relatively low property taxes.... Should I consider the south side and/or obetz or should I look elsewhere? I want to spend 100-150k.
Thanks for your help!

I would look at something north of Lane Avenue, in the campus area. There are a few places there that will take some serious work but in the long run you will be able to get great rental rates feom the parents.of those skull full of mush.

And if you are not married you will sone sights to see and depths to probe.

stealing from my garage....expect lead showers immediately.

the lead shower will remind future criminals of penalty for theft.

there is a doorbell on house...use it, or move on.

break in, and expect 1 ounce slugs at the rate of 2 a second chasing you down. And occasional mix of 150 grain pellets at 1300 foot per second followed by daddy 1 ounce.

loading a 12 gauge with dimes will shred cars. Follow up with daddy 1 ounce for engines.

nope

what you call badass I call protecting my family.

I would not suggest testing to see if I am just generating wind.

You would learn I am a man of my word, and in lieu of crying about a situation, I act accordingly to fix problems.

I have lived in 3 separate homes in Columbus Ohio.

2 in Lewis Center, 1 in Worthington.

All I can say is here in Worthington, my neighborhood has had 20 houses approximately sell this spring, and none were on the market over 2 weeks.

Yesterday I saw a sold sign on a house the day before had a new listing sign.

Point.......location location location sells real estate.

yes price influences decisions, but price does not always save money.

Both Lewis Center McMansions were difficult to sell. This house in Worthington would sell within a week. When we bought this house 4 years ago it was a slug in my opinion. Today the nicest house on the street. About an 75K rehab inside, and a new lawn with irrigation system.

when buying real estate....think about selling it. That mindset will make better buying decisions for you.

Housing market drastically improving. You know where I live, my neighbors had two offers and sold within 24 hours without taking a negative hit.
