I have lived in 5 condos prior to the one i am currently at. This management is by far the worst management

Do not use this property management company. Jamie the owner of Bell does not do the job of a property manager. She does not answer her phone, return phone calls, emails etc., don't waste your time or money hiring her.

Also she is NOT licensed. She borrow from somebody the License and she don't care. Worst from the worst in his job.

The managers at BPMS are certified property managers. The information below is incorrect.

I am the Board President of a 100 unit condo building in Studio City. I have worked with Bell since January of 2009 and with employees that work there prior to 2009. I have always been happy with the services provided. Many do not know that a HOA is basically run by the Board of Directors and management simply does what is instructed by the Board. Also, many associations in our part of town do not have onsite management. Owners and especially renters expect calls the same day for issues that can wait. We do not pay to have someone sit at the property and only work for us. I always say at my meetings WE ARE NOT AN apartment building. I would recommend this company to anybody.

Just purchased condo in a bldg managed by bell management. The escrow dept. was very helpful and got me the documents fast even though my agent ordered them 5-7 days. I got keys int the onsite office and was even able to meet the manager onsite and she showed me what i needed to do for new keys for the mailbox and where my parking space was. I am a very happy owner.

She does not have her realty license prescribed by law. She is totally incompetent at what she does. No statements, no calls back to owners, no responses on emergency calls, do I need to go further? These are not isolated cases either. And this is not a matter of the board of directors competency. It is her not caring at all. Glad she is being fired as our property management company. Don't waste your money hiring her.

Yes beware! Do a background check of any property management company before you hire them. Do a background check to guarantee the company you have now is legitimate. Don’t trust just anyone with your property & HOA money. Real Estate fraud doesn’t save money.

I know that a tenant doesn't actually buy unit but I just rented in a building managed by bell Management last month and they were very helpful because my owner wife having a baby and was not around during my move in. I always see them at the building and they call me back right away about plumbing and satellite dish. I have lived in many places and I think that people just like to say bad things when it doesn't go there way. The Board here is great also. Do not believe everything you see find out for yourself.

Jamie NEVER RETURNS PHONE CALLS; THIS IS THE WORST PROPERTY MANAGEMENT COMPANY EVER, INCONSIDERATE AND RUDE, EVEN IN AN EMERGENCY, NO CALL BACK NOBODY EVER, EVER, EVER ANSWERS THE PHONE.

jamie muniak is a JOKE. not only does she refuse to call back/contact or even assist tenants/owners...she is rude, unprofessional, condescending, etc. the bell prop mgmt/HOA for 18620 Hatteras St is TERRIBLE. even in emergency situations they are MIA.

i love the comment above stating that as tenants we expect call backs for "ISSUES THAT CAN WAIT?" what...like...actual SEWAGE backing up into our units last weekend...no hot water for over THREE DAYS over thanksgiving weekend (and still today), etc!?! THAT CANNOT WAIT. and that's just issues in the last 2 weeks alone. completely disgusting & absolutely unacceptable.

It’s been almost nine month’s since the first review was posted here and she is still “managing property”.

File a complaint with The California Department of Real Estate.

Bell Property Management, the owner of Bell and Jamie are not licensed.

File a complaint with the Better Business Bureau.

Bell Property Management does not have a permanent address.

21550 Oxnard Street 3rd Floor, Woodland Hills, CA is a “Virtual Office”. Offices are rented by the hour, services such as mail and “lobby greeter” are rented. This address is no different from a post office box.

I was googling for a fax number and came across these reviews. I have been an owner in this HOA for many years and I can tell you that this is not right. I also own another condo with my daughter in Reseda and although management seems okay we have never seen them. Jamie is always around this building. I live in the building that had no hot water for three days and it was not the fault of jamie muniac or the board. There was a part needed, how can you blame managment. I told my neighbors the same thing. The problem with our building is that we have so many tenants that do not care and many many owners that do not pay. People think that we live in an apartment and instead of trying to bring property values up everyone looks for someone to blame.

To alarmed in Sherman Oaks you are wrong and out of line about the office. I have been to the office in Woodland Hills many times. The office is on third floor and maybe people can get mail service but they have acutail offices like in any suite situation. I have sat in their offices with pictures of kids and veyr permanent. They are not renting by hour that is for sure. This is no different then renting in any business suite. My office is in a similar place and you have not been there or you would not make such an accusation.

Many people talk about a license on here. I just googled the requirements to own HOA managemnt company and their is no license needed if you are not leasing units. Why do you people not get facts before saying things. Our other management company for other condo is owned by a husband and wife and they also do not have real estate license.

I am going to talk to my other neighbors so they can post and tell the truth. I don't like to see someone that just does what they are told by board and what they can do with our money be trashed.

.....I absolutely agree! She is a nightmare. Very unprofessional- she tried to say I owed a year of payments- when I showed her copies of my cashed checks she apologized real quick!!' money hungry and ignorant... No business sense whatever... LAZY!

I'm sorry but you are living in a fairy tale...i've been an owner here for 7 years and have seen Jaime run the place to the ground...no statements, trying to lie about who pays and who doesnt- they keep no records..you are fooled my friend...that building has really declinded since i bought. the previous Hoa was on it and well managed- not to mention available!!!
Go ahead ask for your record of payment- you will get nothing or at least something that is incorrect. Every year i have had to challenge her and show her my cashed checks!!! good luck...

I am so stunned after reading all these negative comments! Bell Property Management is the best property management company I've ever worked with! Jamie Muniak was helpful with me before I even moved into my condo. She gave me needed information that wasn't her job to give. Jamie has always returned my calls,she is very professional, and accommodating. When I was on the H.O.A. board I quickly realized that Bell Property Management was giving us more than what we were paying for! I would highly recommend Jamie Muniak and Bell Property Management to anyone looking for a fantastic management company to represent their property!

I was in escrow for 3 month, couldn't buy a condo at 18620 Hatteras because no one could get respond from HOA. No phone call returned, no nothing.
