Its OK, I have lived here a couple years and I am happy, but I wouldn't move here if I had to do it over again. My wife wants us to leave sooner rather then later.
PROS:Its pretty, the HOA puts on lots of nice events and its in a good location.
CONS: Most people have a dog, yet get upset when dogs potty near their lawn. The HOA gives peoples signs for their yard to say no dogs, but even people who own dogs put them up which forces dogs on to fewer and fewer areas. I would say its a anti-dog neighborhood.
Parking on the street can be hard, most days you will have to walk a few blocks from your car to your house if you dont park in the garage.
It seems to be an area of 50ish divorced jerks who are in that buy a Porsche and show off stage of their life. If you have kids, they will probably have run ins with that crowd.
The quality of construction leaves a lot to be desired. A lot of the roofs leak and the people who live in townhouses can hear their neighbors watch TV.
There is a lot of turn over here.

All things are relative.
We, our children and grandchildren thrive in this enclave, separated by both distance and ambiance from the surrounding chaos of northern Virginia. With BRAC enlarging both Belvoir and Quantico, the demographic is changing with a significant increase in families with younger children and creating a significant demand for these properties. The schools however, are problematic with the only viable option being private education.
Three physicians live on my small street, indicative of the socio-economic level of the residents. It is a quiet and safe neighborhood with sidewalks and trees, well-kept yards and stillness uncommon to the area. People know their neighbors. I launch my kayak in 5 minutes into the bay. Golf and marina, walking paths bordering the water and substantial green open area. The VRE is a 10 minute walk.
I have not seen a Porsche in the neighborhood and my neighbors (and their dogs) are all kid friendly.

Belmont Bay clims to do thorough inspections of all property exteriors each month but there is no evidence of any penalty for those who fail the inspections. the same violation by the same addresses is continuous. On single dwelling rentals the landscape is unkept, waste recepticles stay out front in full public view for days or they just lay trash bags and waste on the curb in front or their neighbors property. Hedges are not trimmed driveways are messy and the backyards are a sight for sore eyes. Debris stays on the ground from year to year, while the HOA dues continues to increase. I am disappointed that the homeowners who take pride and care of their landscape have to endure neighbors who don't. What are we paying for besides the upkeep of the common areas?
