I see that they're just continuing on where they left off months ago, with that old twisted, warped, dried out and weathered lumber.

They will probably represent these homes as being built with top of the line, first class, grade A # 1 quality building materials. what a laugh, they were never that in the first place.

At any rate, some unsuspecting gullible fool will believe what he's told, by a salesman who is actually laughing at him for being so stupid in the first place. Then this same person will pay at least twice what the home is worth and pat himself on the back for being smart enough to make such a good deal.
Pretty much as the rest of you dumb asses have done.

I told you before, stay away from these guys or you are going to lose a lot!

All I know is what I had mentioned before. An agent of some firm, I can't say for sure. Said they were in the process of buying the homes that were not finished by RJ Springer. They wouldn't know if the deal would go through until the end of the month. They did mention however if you see work being done on the homes by that time the deal went through. Some of the neighbors did mention that GMAC might have a hand in it.

Very interesting! With the Feds dropping the lending rate again perhaps we'll see a small puff in the housing industry. I am very skeptical because 1st quarter spending is usually tight from the big corps not for sure of the year a head right down to the common household. Another wait and see game.

The investors, approximately 20 of them who funded RJSpringer, foreclosed on the individual lots in PP5 and have been negotiating as one bargaining unit with the county over the grading/drainage issue and the streets. A contractor has been hired to complete the homes and they will be offered first to the original homebuyer (those of us from 2004). The costs will be a little more than the original 2004 contract price because of the additional cost of meeting the county's demands on drainage and streets, and also inspections and maintenance of the homes to make sure they are up to the quality they want to present to the new owners. It seems the investors are trying to make right with us PP5 buyers after what Springer did to us.

You people can't really be thinking of closing on these homes that have stood vacant/empty/half completed for so long....I wouldn't. Do you realize the problems you are going to be buying into?

Coming from someone that has personal experience and dedicated there time to PP4,5 and 6 I wouldnt touch anything that RJ Springer has to offer. As you are probably all aware, PP4 has major drainage issues that will take a lot of time, money and effort to fix. PP5 has major drainage issues on the lots as well as the road ways. I have personally seen and had first hand experience with empty lots sit for 8-9 months and they would hire out to subs to come "clean up" the pad and they would pour the slab AS IS ! No additional pad certs. Pads are slab on grade with no additional rebar or steel reinforcments. No post tention slab which is an industry standard for a "custom home" PP6 !(laugh) Where do i start ! All i can say is....stay away ! Far far away ! MAJOR MAJOR drainage issues along the south end butting up to PP5 and all along the NW corner. Well site on PP5 is feeding PP5 and 6 which is not adequate for both. You will have pressure issues and most likley water outages. City is not going to except PP5 and 6 road ways until PP4 road ways are fixed per maricopa startdards. What does this mean to home owners ? This means that all drainage issues and road way problems will be up to RJ Springer to fix. And we alllll know what that means. It will sit ! I did not work on the actual homes but if anyone has any site specific questions on PP5 or 6 im sure i can answer.

Who in their right frame of mind would buy one of the framed only units in which the wood has been weathered by sun and rain, windows broken, and non-shingled roofs prevail? How could any inspector allow anyone to go in and to begin putting siding up and cosmetically cover the rotting eye sores? I believe the locations are now in the city limits of Surprise (or parts of it are). Where are the code enforcement officers that could condemn further building on these pads and prevent potential buyers from becoming victims?

TOTALLY BLOWN out of proportion. Yes there are a few problems in Springer developments, as in ALL developments. NONE are insurmountable. Spend a little money and get it fixed. Too many cheap cry babies want someone else to fix all their problems and don't want to pay for anything. A new home does not mean you move in and have no further expenses. The drainage issue a lot of people are having is the retention walls washing out because they are too CHEAP to landscape them properly. They put 1/2 inch of small stone on the retention walls and expect it to hold back running water. Ain't gonna happen. Put in larger stones, problem solved. Water problem? Funny, there is one well for Patton 1,2,3,4 and there is no pressure problem. You get sand blasted taking a shower there. Water is supplied by Beardsley Water Co and they are responsible, NOT Springer. No one even lives in 5-6 and you are whining about a pressure problem. Spend some money and put in YOUR OWN well then. Best roads out there and you want them fixed???? Fix WHAT????
How many homes have fallen over, down, collapsed, sunk, or whatever else you can think of out there?
Springer is done. If you don't want one of the "refurbished" homes in 5 or 6, well that's your option. I'll take one. Maybe two or three.

One correction to your comments; These homes are not a part of Surprise. They are County and County inspections apply. They may be City of Surprise someday but not yet.

Perhaps we are confusing two different locations...the one I talk of has the City of Surprise Street signs posted on the roads in front of and around them. Plus a Surprise Police motor-officer has been working radar along Patton in the same stretch of roadway. Is it possible we are discussing two different locations?

Hello, I'm gene with Real Estate Economics, has any body heard any new news about peakview and patton place estates, was by both communities 5-1-08, i thougth i ran across some info about 2 months ago, that was sold off, but RJ possible bought some back.?????????
