Now I know why landlords won't accept HUD. This gas been the most aggravating experience I have had renting place out.
If you're on it I feel sorry for you because the choices are going to keep getting more limited.
If you're a landlord beware!

I have accepted HUD before, and it is a headache. There is tons of paperwork, and a person from Frankfort comes to your property to make sure it meets all the criteria for someone to move in..(only to have it destroyed before your renter moves out). My HUD renter was unappreciative of anything. They had a complete free ride - no rent to pay, no bills to pay, and no childcare to pay. I've seen free food delivered right to their front door! And they also liked moving their "just got of jail" boyfriends in and make the rental the party, drug dealing hot spot. This in turn upsets the neighbors. I just cringed every time I opened the newspaper to see the police had been called there once again. They still ended up losing the rental because they were just too lazy to fill their own paperwork out. When they moved out of their "free ride" they left the place a destructive mess. Now, I cannot label all HUD recipients the same as this one. I'm sure there are people very appreciative to have this program. But mostly I hear negative response from landlords about the program. Landlords have their end of the bargain to uphold with HUD and guidelines to go by just as much as the renter.

To be fair I can't complain about the tenants they have been some of my best ever. I've only done this once before so we'll see. But the people in the office have really pi$$ed me off. The whole process is one huge pain in the a$$ and now I'm not going to get a check on the first. The bank doesn't care they are still going to want their mortgage payment. I won't do it again that is for sure!
I would never rent to anyone and agree to pay their utilities.

i never got my rent on the first, hud or not. nothing but trash tenants, in and out, run out on rent, evictions, broken windows and doors, neighbors pissed, and no the bank doesn't care - they still want their money that you WILL pay. sorry bunch of trash, very happy to be done with it all.

slumlords are just as bad as some tenants.many rentals without proper(or any)heat,and many other problems.the law needs to be much stricter on these slumlords.landlords should be required to have a license,and only be issued one after passing a list of criteria.

What makes HUD so difficult for a Landlord? We own some rentals, and I have been seriously thinking about going the "HUD route"....do they have weird standards or something?

i wish i could get some help any help but i cant because my husband works, we have a handicapped child and cant get any help from anywhere, my little boy cant go to daycare and i could never work and make enough to pay enough for a decent person to give my child the care he needs, i have called hud and have been told they are not taking applications, and it really ticks me off that these young girls can get out here and pop them out left and right and get their rent paid so they can party, and we would just like sum financial help to survive, system is screwed up, cant get help with foodstamps either because we barely make too much. its hard supporting a family on one income.

If HUD is so damn bad, why is every landlord in this town excepting it and turning our good neighborhoods into drug areas. My subdivision is starting to look trashy, cause these landlords are renting to HUD and Section 8. Go out get a job lazy ass scum and stop moving in and making my property go down!

Don't do HUD! Any government program is bad news for anyone trying to make an honest living. HUD was a disaster for me. Never again.

as a previous certified occupancy specialist in section 8 housing, I can tell you that the HUD properties are not a good deal for the landlord anymore. From the time the tenant looks at the home, it still takes about 3 weeks to get a tenant into the home, that is if everythibg goes as it should. They don't pay rent for those 3 weeks, so the landlord has lost that amount of money. The rent is actually estimated higher than you could get out of the general public, that's why so many landlords wanted to do HUD. They have to get all paperwork approved from the tenant, then the landlord, then the inspection. They physically inspect the home and give a list of repairs that the landlord must make before move in. Generally, it is a lot of petty items, like cracked wall outlet covers, etc.
Then, if the landlord pays the utilities, they don't care about conserving at all, I was told of a girl with 1 child that had a $600.00 gas bill one month, because she left the front door open so she could see outside. When the tenant pays the utilities, supposedly, they are kicked off the programs when their utilities are shut off. That very rarely happens.
Would I advise anyone to consider working with HUD right now, no. The population is to uncaring, the paperwork is to consuming and the utilities that you may get stuck with when they move out and leave the bill unpaid is not worth it.

TO NEEDING IT: if your child is handicapped and you draw a check on him, you will qualify for the government housing projects like sequoia village, memorial park, etc here in town, They are what is called site based management. This means that you deal with the management on site and not directly with HUD. You supply the local managers with the information and don't usually have a long waiting list.Even if your child doesn't recieve a check you still may qualify. it's not a house but it is based on income. The waiting list has been closed for over 3 years and has only opened once for a month in that period of time.

Umm well I'm on the program through community's services and I still pay 600$ in cash my husband has a full time job and we have no complaints
