Dave Ulrich has the right approach. You don't do something unless it makes business sense! A simple concept but very much overlooked these days. The proof that his projects make sense is the fact that he used his own money for most of them. It's easy to walk away from a project that goes south with taxpayer money. Common sense dictates a person is more responsible and prudent with their own money.

On a personal note..........I did business with the guy in the 1990s before I began working for a national engineering company. There was something very odd about Dave Ulrich..........he paid his bills ON TIME and IN FULL!!!!! Again, a simple concept that is more often than not overlooked. I was always hesitant to do work with developers and lawyers because their payment terms seemed to be "we'll pay you if and when we feel like it". That was not the case with this guy.

Obviously, Dave Ulrich focused on the basic fundamentals......do a project only if it makes business sense........do what you say you're going to do........pay your subcontractors on time and in full.........no stupid way-out Gordon Gekko type dealings.......just a straight-up deal between two parties. Simplicity works. Simplicity is profitable too.
