Thanks for the information!! I really appreciate it!! Bought 2 acre's off of Egar/Bolsa. Do you know of anyone that cleans & clears land pretty reasonable? I would like to have my land cleared and hauled away. The people who live there before left tons of trash, and I would like to clean it up. What do you think about water? Do you think we'll get it soon? Also, looking at many different Manufactor homes, any ideal on a good company? Thank You for any help.

My husband and I want to relocate to Kingman. We are currently in a small town in Georgia. Our parents live in Las Vegas and California. We have 6 children and are concerned about where a good area would be to buy a house. We want a good school district and a safe area. Does anyone have any pointers for us? We are not wealthy, just middle class average people.

Kingman is great, and I hope it hangs onto some city zoning rules, before it is too late. Limit the sign, and light pollution, keep up the Rt 66 charm, reduce taxes for people who take CARE of their property, keep the good programs going for people who need help. And try to make business owners not be so "in the street" when they build a store. Cluttered is not good for the shopper. I think Kingman is a nice town, and I hope it does NOT grow at a rapid pace. Golden Valley is too expensive, and will be a big old suburb, before you know it. Kingman is cute, with a wide variety of people, and it has my seal of approval.

Do you think Golden Valley will remain expensive and continue to boom at a fast past. I hope it will remain somewhat rual. I have bought land there for retirement and want to live in a somewhat rual area and Golden Valley looked to have this appeal. I know there is a big development going on in the east portion, but I have bought in the southwest area.

Pam wrote: Kingman, AZ is a great place to live! It still have the small town feeling, low cost of living, mild weather, and good people. I downside would be it has limited shopping, but this has been changing over the last 1-2 yrs. Super Walmart, Home Depot, Staples, Petco, and others major chains are in the works. I have been here for 15 yrs and have seen most of the improvements in the last 18 months. If you would like more informaiton, please feel free to contact me pambender@gmail.com I am looking at relocating to kingman from memphis. i was wondering about the cost of living, does anyone have any rentals,

I'm 25 and possibly relocating to the Kingman, AZ with my fiance. Does anyone know if this is a good area for a young couple to move to? I know that it is very rural now, but growing rapidly. I mostly hear about people retiring there, not starting out there.

Do you know about how long before you will have water to your property? If I am and Egar and Bolsa do you think this would be in the same water project as yours? Thanks for any information you might have on water.

Can you tell me pros and cons of leaving in the area you are living at. I would like to retire there at bolsa and Egar. Just wondering what are the good and the bad of living in this area. Thank you so much for any input.

Dave wrote: I'm a local realtor and based on the information I've gotten, the Golden Valley area in there are two different aquafers one with 800,000 acre feet the other more to the south has 1.5 mil acre feet. There are 14 active wells with large tanks in the area. Alos Mohave County has 1000 miles of Colorado River water rights. Those rights currently are not used and are sold to teh other cities in the soutwest. I saw the article also concerning the 15000 acre feet per usage. There's alot of water in the area. Not opinion only facts. Dave, you mention all of these wells in the area and all the water, but that does not mean that everyone is entitled to use that water. Shame on you for not telling everyone the whole truth. We have proerty in Kingman(city water) and also 2 acreas off Cottonwood Rd. which is a water haul area. We have thought about drilling a well. The cost for that is around $30-40 Thousand Dollars. To those who are thinking of buying property in Dolan Springs or around Kingman, be very careful as there are those who will tell you that you can get on the water list, but what they don't tell you is that the list is very very long, and you have to put in the meter first, which last time I heard was around $1,500 and could be higher by now. I have heard recently that the folks in Choride are having problems with their water as there is the tailings from the mines getting into the water, which polutes it. If you buy land with no electric, you have to put in a septic and a 400 sq. home FIRST before you can get the electricity. It can be the foundation, but it does take time and money. There are many shady people out there, so be very careful and ask ALOT of questions from the electric company, water company, recorder's office, etc. There are many shady land offices and realators around too. They will tell you, "the property is close to electicity and water", but not the conditions to attain those. Find out if it is a water haul area, etc. Alot of land companies don't even record the contracts that they make with people and the contracts are for 40 years! What would happen to your investment if they belly up? ASK ALOT OF QUESTIONS and then research it all before you buy. Kingman is a very nice town and growing. The folks seem very friendly. I don't mean to discourage anyone from buying property or a home, just be careful and informed. Read ALL the small print. I hope this has helped some of you. Sincerely, Debbie

Sincerely, Debbie Thanks Debbie, that's a very informative post. Dave identified himself as a realtor, so I took his information with a ''grain of salt''I know from extensive research, that water or lack of, is a big issue. I don't think anyone can tell with certaintity how much water is available, or the quality of it. Some people will tell you anything, just to get the sale, then it becomes your problem!

I just discovered this thread, and found it fascinating. I have owned land in Golden Valley for many years, sight unseen. To be honest, I paid my annual property taxes, and never gave it another thought. Until I started getting letters from realtors about selling the land. Then I read about the Rhodes development. Wow !!! My wife has decided we are retiring there. (OK ???). Does anyone know if there is anything happening on Muscovite Drive between Shinarump and Hualapai Drive? Or is there ANYTHING there. Would really appreciate any comments. Thanks

I'm 18 years old and just moved from there after living there for 3 years. Most of the kids I met drink, do drugs, have sex...I'm not going to say there all criminals, but most of them get into alot of trouble. Its not a good town to raise a family in at all, my whole family fell apart after moving there and thats why we moved away. I wish my parents never moved us there.
