I had a guy rent out my house and trashed the place. He also didn't pay me. I am very stressed about it. What can I do?

You really need to learn the laws & your rights before ever renting again. The laws aren't always so landlord friendly. If you can't afford a lawyer you can find this info on the internet - just make sure it is a government, court, or other reputable source.
For now you simply go down to the courthouse and get the paperwork to file a civil suit. It's simple and the paperwork will walk you through the whole process. No attorney needed. And, if you do get a judgment in your favor, IMMEDIATELY file for garnishment of wages if this past renter has a job. Otherwise they just won't pay you.

Hopefully you can get anything out of this deadbeat, but doesn't sound good. I recommend that in the future,you go through HUD. They pay for them trashing it, and kick them off HUD. They also pay 85% of the rent if empty. Just get good references and do a vackground check.$5 for those unless they're charging more now. Your house has to pass their inspection first.

You'll probably have to have some type of insurance policy to recover your losses to satisfy the HUD requirements too. But that's why rent can be so expensive to those who don't use public assistance.

your right,,,they need to know the laws,,,and to know a renter who doesnt pay and is being evicted by the landlord can take up to 3 months to get the renter out if you dont have something in a written contract renters lease,,,thats 3 months of no rent and in those 3 months you can bet your rental isnt being taken care of and can count on another month to fix it and clean it and get it re-rented,,,so thats almost half a yr of no money for someone else useing your stuff just cuz you try and be nice to someone,,,always get everything on paper,,,or hire the grave diggers company,,,called,,,squatters removal,,,ha haa haaa,,,for extra will rough them up and for gas money will put in trunk and drive them 4 states away,,,then dump them at that states homeless shelter,,,ha haa haaa,,,

HUD requires just regular renters insurance. Not too expensive. It covers what they Tear up. the renters have to have their own insurance for their belongings.They are so particular about the condition of the house. They inspect it every yr.

Issue the renter a Form 1099 for the rent he owes you -- it's Rental Income to him!
(You and I both know he won't report it on his taxes, but IRS will get a copy, and will be up his a$$ for years to come--with penalties and interest!)

Report the rent and the cost to make the repairs to a collection agency that will be sure it gets on his credit report.
(With a bad credit score, he'll will pay higher insurance rate, interest rate, utility deposits, etc.)

Don't waste your time in court. Even if you go to court, and get a judgment, it's not worth the paper it is written on.-- Been there, done that.

In future, BE TOUGH AS NAILS. Do Not budge on the rules for nothing. Require a decent deposit. Try to learn as much about the potential renter as possible. Hint: Look at the potential renter's car -- if it's a mess, don't rent to them.

So HUD pays 85% of the rent if empty? Talk about welfare for those who do not deserve it.That is a waste of money.The landlord should have to suck it up and not be getting a freebie.

Lots of waste of our tax dollars. Look it up. Many foreigners are getting our benefits while they live like kings when they go back home after working here. We pay taxes. The government does what it does, nothing we can do to change it. I'm just counting on God.

Oh, gawd1 West Plains HUD actually allows a few slumlords to rent. That goes TOTALLY against what HUD was designed for in the first place. I had a friend who rented a trailer out at Dwayne's trailer park upon first moving to this sh*t hole. The heater broke in mid winter and he tried to charge her for the repairs. She went 2 weeks without furnace heat and had to buy an electric heater. Then the outlets melted.She took photos and her complaints to HUD and they acted like it was no big deal.

Someone needs to complain to a high official to change this. This is bullshit! I know people who had to keep everything up to code or they couldn't rent through HUD.

Nope, won't rent residential property in West Plains. Not that stupid. You must be one of those who AGREE to rent a particular piece of property, quit paying the rent after getting in and only paying for the first couple of month's rent, trash it. Then B**ch and whine that the owner didn't keep it up for you.

Landlords and businesses who have HUD rentals, and take food stamps, etc. are just as dependent on the welfare system as the people who get the welfare benefits. Where do you thing the welfare benefits are spent? It has become a vicious circle.

Someone wrote "complain to a high official" about the HUD waste. HELLO, whose businesses do you think are dependent on the people on welfare to spend in their businesses. Businesses OWNED by the 'high officials'.

FYI... business owners, investors, & those whom are self employed are taxed at a higher rate due to paying their full social security tax (almost 15% of every dollar made, before income tax). They also make quarterly tax payments, meaning at least 4 times a year they are pre-paying their tax. Sure there are write-offs but those have never amounted to much and Obama is quickly cutting those out as well as adding taxes to the self employed and small businesses. So if you really think about it... the people you are complaining about are simply getting some of their own tax dollars back. Nothing wrong with that when 47% of Americans pay in ZERO tax dollars and almost as many get money back under the EIC tax credit.
