My company is direct to large banks & financial institutions that have bulk REO's & Mortgage notes for sale at reasonable discount prices. We are able to handle transactions 1B and up nationwide. We don't shop buyers around and don't waste people time. After buyer follows procedures we are able to provide letter of authorization that the tape is real & is available for purchase. We are also able to go escrow to escrow for closure. We don't need to see buyers Proof of funds that can be handled by escrow or attorney.

I too am an intermediary and put buyers and sellers together. although i do have direct acces to the atty for citi, through my partner, and i am one away with my other two sources. They are direct to the mandate or atty in most cases. I am looking to start a working relationship with real buyers of notes or reo's. I know the feeling when it comes to either side being real. I can help. I do have acess to three different sources of notes and reo's, they are real and have a track record. they can custom fill orders and sometimes have prepackaged product. Brenda,we have the opposite problem,My seller is direct and we have from 10M to 10B pre-packaged or customed and my buyers never seem to proof up or take one down.Although,I have a 10B and a4B with tape delivered but,I am looking for more real buyers.

We have several direct sources that have the ability to customize REO portfolio to suit any buyer. The problem we have encountered is qualified buyers. We have had several deals that funds were initially verified but days before closing those same funds can't be verified. We are looking for serious buyers who we can get the job done. Our sources will also entertain deals with performance bonds. We have come up with the following procedures that will eliminate the fake buyers from our lists which will in turn allow us to serve the real buyers that much faster. If you are that buyer, we are looking to a wonderful long term relationship.

Here are the steps that have to be followed and if they are not followed there is NO DEAL.

Step 1: Get NCND signed up to the buyer's mandate

Step 2: Have the buyer registered with the bank (seller), to get them an
account number for repeat business, and to ensure a secure exchange per SEC guidelines.

Step 3: Get LOI and order form from the buyer's mandate (at a particular price), and get a Master Fee Agreement prepared.

Step 4: LOIs are exchanged between buyer and seller, so buyer can make that direct phone call to validate that the tape is real, and then the tape is compiled

Step 5: Buyer's funds are hard proofed, and tape is delivered.

Step 6: Buyer's due diligence period begins (5-7 days)

Step 7: Buyers and sellers agree on a purchase contract, and we go to the closing table.

The great part about this, is that we know exactly who is handling the all of the information. No situations where the intermediaries are fumbling
around with the LOI info. This goes directly from buyer to seller, and is proofed bank to bank, no more escrow to escrow garbage.

My contact is direct to the banks for reo packages. After a brief introduction he will step out of the way and your clients will be working directly with the banks who are authorized to release the tapes. This is as buyer friendly as it gets.
