My wife and I were applying for a refinance and was hoping to get a fair market value appraised of our home. However, the appraiser, Dawn Kenney of Realty Analysts Inc, had no clue what he was doing. She used comparables that were were over 6 months to 1 year old and skipped properties that are in our same zip code for no apparent reasons. She valued our home 40K less than the purchase price. We purchased our home in 2009 when the housing market was at all time low and we live in a neighbourood where homes dont last more than a week in the market. She incorreclty states our home has 2 bedrooms while our home has 3 bedrooms. We disputed the appraisal but this appraiser is so unprofessional and clearly doesn't take care in her work (there were half a dozen errors in our report as well).
I am totally in shock about her professionalism nor does she know what she is doing. She told me she has over 20 yrs of experience but based on her report it makes me think that she needs to go home and do her homework after wasted 20 years in the industry. What a shame to the appraiser industry and I guess it is time for them to tighten up the screws because she clearly needs to get re-appraise herself. We paid $450 for an incorrect appraisal.
If you are refinancing a home and get assigned to this appraisal company, you should call your lender and cancel your appraisal appointment immediately. If you are a Bank I would never recommend this appraiser as she will cost you a legitimate account.
