Solves a bunch of problems, so should be a major plus as I can now convert a garage into an office/man cave that will translate into a nice rental incentive for the property. Throw in a small kitchen, some windows and dry wall which is already done, already done, and a barn door and a couple of french doors to the outside. Should increase the rents by about 3K-5K more a year, so pays for itself in about 9 months. Cost to run it is $196/year projected. I'll give it a try, see how often you need to flush it out...some say once/year, others say they never do it. Whatever it is, it is worth the rent there in this case. The garage literally had rats, flooded regularly as it was 90 years old, and had no insulation. So it would get up to 100 degrees in the summer. We did a job on it with drywall, lots of insulation, new windows that block out the heat, and doors. The temp went down 25 degrees and never gets hot. Total cost to do this was about $1200. We surrounding the sunny side with about 8 palm trees, etc to add more shade protection and an out door shower, stones, pathways, etc. Total is maybe 4K. Now it is just like a small guest cottage. The whole turn will pay for itself in 2 years.

Use all the insulation you can...roof, walls, windows. It is cheep, and turns a problem into a whole new use. It all started with the drywall and correcting what did not look very good to something that made sense. I now use flat white paint, to the inside of this kind of project. Everyone says use shimmy enamel on rentals...believe me don't do it. You will paint it again anyway, so flat white takes out all the imperfections in the walls, and makes them almost invisible. Works like a charm.

WOW, the one we installed was a lot smaller than these, but it's only heating for a studio. When I added on, we insulated the hell out of the walls and ceiling, knocked out an interior wall, and threw away the air conditioner. My home is cool even on the hottest days. I've also got PV electric panels and solar water panels on the roof, and I think having the shade from them must help a lot too. Even my attic is cool, and I live in a very hot area. People tell me I've got the coolest house in the area. We seldom even need the ceiling fans on. As soon as I can finagle the finances, I'm going to double up on the PV system and say F U to HECO. Next is a rainwater recovery system so I can buttfuck the board of water supply a little more. If I was a lazy liberal I could get all my utilities for free, but that's how it goes.

WARNING to JEEP drivers: If you drive a 1999 or newer JEEP that DOESN'T have a factory trailer hitch on it, it could easily catch fire in a rear-end collision. Check with Chrysler to see if your model is part of this emergency recall. This is important for a few reasons. First, we live on an island where jeeps are very popular. Second, we have so many drunk and drugged scofflaws driving around while tailgating.
