How much do those 426 homeowner in Rarity Bay have to pay each month in dues? Do they also have to pay user fees for everything? RARITY doesn't have the top heavy management system Tellico Village is saddled with. Does anyone have any idea how much they have to pay?

Rarity Bay is a gated community and I believe they pay about $400 per year.

If that is true then Tellico Village has far outpaced Rarity Bay on taxing it's members to pay to keep up with the Joneses, when apparently TV is setting the pace for everyone else to follow. The only thing is, I dont' think any other community is dumb enough to try to keep up with us Joneses because we are already in over our heads, as verified by the high percentage of dues defaults. Every time someone questions the need for bigger and more elaborate amenities, we are told we have to spend, spend spend to stay competitive. Just who are we competing with?

I was told by a friend who lives there that it is $300 per year for POA, but the social membership requires $120 per month for ameities and eating at the club. You have to pay the $120/mo but get part back if you eat at the club, like a rebate. Rarity fees are more complicated than the Village. The Village is not a good deal either unless you own a $500,000 house on the golf course or on the lake. If you are one of those that live in a $250,000 house on an interior lot, you are getting screwed. Tat is why the lot prices have tanked to $2,500-$3,000 each, take your pick. At least 700 for sale right now. Just make me an offer, and be prepared to pay the $1,089 assessment, or be forclosed.

Do you mean you HAVE to pay $120 per month or you cannot eat at the club if you want to? Is that mandatory? Do you have access to the amenities (golf, clubhouse, etc.) without paying a monthly fee other then your POA assessments?

Everybody pays the $300/year POA assessment. That entitles you to nothing more than living there. If you want amenities then the social membership cost you $5,000 to buy it with and in addition to the lot. Since all lots are sold and nearly all have the social membership in the title, and if you buy there you are obligated to be a social member. It comes with the title. That requires you to pay the social membership fee, which is $120/mo at the present time (as I understand it). Part of that fee is for the club dining. The only way to get it back is to eat it, and every month. It is just like your cell phone with the 100 minutes per month. You either use them or loose them. Mike don't care, as he is out of it. He told me so himself. Go ask him if you don't believe me.

Not so. The local government is fairly clean except for Mayor Arp. He is being investigated for colusion with Mike Ross on fixing the county assessments on Mike Ross's privite lot holdings at Rarity Bay. Mayor Arp is accused of doing this when he was County Assessor some years back. He is being accused by one of the clerks in the Assessors office. The Loudon County official are mostly hard working and honest people. I know several of them.

Crooked is crooked. You are trying to divert the argument to another issue, namely the Loudon County school issues. We should stay focused on the POA issues at Tellico Village. If you need help with The Loudon County Schools Operating Budget and Building Programs, start another site.

The annual membership fee is 414 per year at Rarity Bay. That pays for general maintenance, gate house attendant & gatehouse, poa stuff, fountains ect. The social membership initiation fee is $5,000 one time but you get that back when/if you sell the home/property. The monthly fee for that is 91.50 plus a 25.00 monthly "Spend" at the club. It allows tou to do all but golf. Golf is a seperate set of fees w/ a variety of membership programs depending on how much you play golf. Rarity Bay is one of the most beautiful communities in NOT just East TN, but in the Country! I have lived there for over 12 years and would not move anywhere else. I am NOT related to Mike or ANYONE else at the Rarity Group. I simply LOVE my home, neighbors, amenities and am VERY proud to say I live in "The Bay!" I say if you don't like it, don't live here,Floridians are VERY impressed with our LOW fees both in Rarity AND Tellico Village, so it is all Relative.

Is it mandatory to join the social events and activities program and pay the $91.50 per month? Is the $25 monthly payment for the restaurant also mandatory? If the $25 is mandatory for the restaurant, don't you get it back if you eat there?

Most people that live in these "high Society" areas have more money than sense anyway so who cares. Those of us that have lived here all our lives have to either move to a big city and work forever, then retire back here or just live in a trailer. They made the price of home high in this area.

I agree about starting a new thread....but can anyone explain why the BOE won't provide a copy of their budget to county commission? You are wrong about high POA dues at all Fla developments. We lived in one of the Coastal communities for 8 years and our dues were never over $40 per month. We had swimming pool, exercise room, club house, tennis courts and golf course. Everything was free except golf. We paid for catered parties at least once a month and on special occasions. This was not a double wide community. Most of the homes were $250,000 and up. Why did we leave? Fla. laws are not friendly to divorced and remarried people.
