The lot rent is now $520. New rules: pets-pay extra per month; guests-pay extra so they can park and won't get towed; cars-pay extra per month for a sticker and won't get towed; fence-take it down. Every time new people start working for Homecrest the lease needs to be re-signed. The lease has no mention of any rights as a lot renter. Some people own their house, but Homecrest can make rules for what goes on (legally) inside your house. Nothing makes Homecrest lot renters happy in this park. Go somewhere else and check other park rules. I bet this will be your last choice of a place to live. All the houses that Homecrest owns in here need to stay empty then maybe the California company that owns Homecrest will get the idea! Hope this helps Homecrest to go bankrupt!

I can't believe it. I owned 2 places (one for me, another for a handicapped relative) and lived there from '96-'01. It doesn't even sound like the same place. The place always looked nice, we had regular police patrols and a neighborhood watch. Mgmt could be a little cranky at times, but never this hardcore. I hate to hear that it's gotten so bad.

Moved in last may, and things went well for a couple months. Then we end up paying 60 extra dollars a month for water being included when our previous bills were no more than 30. We also received water bills from the company for months after we were paying it on the rent and when we repeatedly reported this to the office we were told that we had to pay the bills, but we had three months for the inconvienevce. That's a load of crap, and we shouldn't have to pay it. That was the last straw and we decided to leave. Well 2 weeks later when we go to pay rent about the same time we do every month we were told that it was late because it was after 3 o'clock and we would have to pay the 10 percent late fee. ($81.00) we have always paid after three and never heard a thing about it until we had already told them we were leaving. My advice is to not even bother looking here, the management doesn't respect it's renters and they do everything they can to con you out of money because they think you don't know any better.

I just looked out the door and over at the park. It's the entire neighborhood playing basketball from across the street. Not one of them live in this park. If anyone from this park goes up there to play basketball they will be beatup,I know this from experience. The park management does nothing about it. NOTHING AT ALL.I can't even send my kids to the park for fear they will be hurt.

Do not move here. It is like nazy germany. You cant even have a yard sale at ur residence without them takin ur signs down saying the city of chesapeake does not allow it but u can put them on the street. Stay away. All the maintenance men here and they cant even clean up the litter out front of park what lazy asses but they can stand at the pool and clean it all day. Then every year rent goes up$15 for maintenance ya right. Now rent is $535 for what nothin that is what. I remember when i moved here there was a adult swim on thursday nights, pizza parties, dumpsters twice a yr now they give u directions to the dump. Then people can have cars were there inspection stickers would run out 8 months later they would get it inspected also they can have a flat tire for over a week and nothin is said i had a flat for not even 1 day & i had a 24 hr tow sticker put on u day something to the management and they say the problem in the park is neighbors do not communicate what the fuck r they gettin paid for somethin really needs to be done!!!!!

RUN AWAY FROM HOMECREST!!!! RUN AS FAST AS U CAN!!!! not only is homecrest FILLED with perverts(registered and non), but the office management fights for them. Most of the people living in Homecrest aren't even legal, and they're the ones that the management caters to. There's more health code violations than I can count, and that's just from walking down the street and seeing the violations out in the open. What they call a park is a death trap for kids. Health Department already made homecrest take half the park out because of health code violations. For example, the sand box became a litter box and an ash tray for all the druggies who smoke their drugs at the park in the middle of the night. When we moved in we were told it's a safe community because of the rent-a-cop they keep posted at the main entrance at night. That rent-a-cop has barely ever been seen, and when he is, he's over at the park laughing and carrying-on with the teenage druggies and perverts. Our rent money pays for this. There are no sidewalks for safety and no one knows how to do the speed limit. The speed mountains destroyed our car so the manager could tow it away in the middle of the night. Kids, starting at 4 years old and up, run the streets, talk more shit than a Chinese answering machine, and have no respect for anyone. Parents don't want to deal with their kids so they send the kids outside to run the streets and learn everything they shouldn't. My 4 year old daughter is not allowed to have friends around here because the kids do nothing but lie, cheat, and steal from her. Another 4 year old did this to my daughter, and I'm left to wonder where the parents are to correct their street rat. The management is creating a harassment case against themselves and are about to go to court for disability discrimination and harassment. HUD and Fair Housing are about to rip the management apart. When HUD and Fair Housing get involved, that should tell you something. Would anyone want to get involved in a neighborhood that cant stay out of trouble with the state?? I wouldn't. Especially since I have a family. My family has honor(something you can't find anywhere else in the trailer park), and because of this we're the ones being targeted by the management. A child rapist cried wolf to the management and got our friend kicked out because the management didn't want to get off their ass and do some work. It was just easier for them to write a letter and send it in the mail. They couldn't even walk the letter about 2 blocks to deliver it and MAKE SURE everything went smoothly. And another thing.... make sure you read every word of the lease. In one spot of the lease it will say you have to take care of your lot, but in another section of the lease it says you are only responsible for 3 feet of the lot all the way around the trailer. However, if you do not maintain the entire lot you will have to pay $75/hr for maintenance to do it. That's only one simple double standard mentioned in the lease. The lease also states that no one can park along the street, however, if you don't know how to speak English that apparently doesn't apply to you. Parking permits are required, however, only half the trailer park has to have them. If your a managers pet, you don't need to follow any of the mentioned rules. Your also allowed to have koi ponds, kiddie pools, and wash your car IF your a managers pet, BUT the lease clearly states no one is allowed to have or do these things. So, in conclusion, if your white, know how to speak English, have a disability, or care about your family, DO NOT come to Homecrest. They may say they're a gated community to make you feel better, but that gate has major holes in strategically placed spots so that people can walk right into the community as if the fence was never there. These holes are covered by overgrown shrubbery that even the city of Chesapeake has told Homecrest to fix because these are major fire hazards. So beware and be smart.

P.S. The only time paperwork matters is when it benefits the management. I had official paperwork from a professional vet who went to school for years to become a vet, but the paperwork meant nothing because the lawn mower man said so. The paperwork stated that there was no reason why I couldn't have my dog in the trailer park because the dog fit all the requirements. I walked step-by-step through the lease with my vet and he agreed that there was no reason I couldn't have the dog because my dog fit all the requirements. But the lawn mower man said he didn't believe it, so the paperwork became worthless. Ever since then the office has targeted me and my family, harassing us about the dog EVERY time we see each other. Even if I'm outside WATCHING my 4 year old daughter(something nobody else does while their street rats run the streets and become more and more ghetto by the day) I have the management calling me into their office over some bogus paperwork that doesn't exist, and harassing me right in front of my 4 year old daughter. If management can't be any more adult than that, then they should be out running the streets with the rest of the druggies and perverts that run the trailer park. If the management can't have respect and honor then what makes you think the community they run is any better. Not to mention the little Jack Russel dog that charged and tried to bite my 4 year old daughter at the park, right beside the office, but nothing was done about that. The dog had no collar, no leash, and no tags, but its okay for that dog to run loose and bite whoever he wants because he's little. But God forbid I should have a big dog that's on a leash, with tags, and trained. The management is more worried about my good dog than with the rest of the little dogs that run the trailer park and are way more prone to biting than my big dog is. Chihuahuas run free to bark and bite with no collars or tags at all hours of the day and night, and nobody cares about that. Maybe if we were actually allowed to use the meeting room in the office building for an actual meeting room, everyone could come together and figure out a way to fix the problems.I guess parking their golf carts there is more important.

I lived at Homecrest for 6 years and it was like if I was never there. Management never caused me any aggravation. My son was transferred to another state, so we had to leave. I kept my home in great shape and paid my rent on time. Zero complains.

This place is ate up with the crapola! Lot rent went up another $15.00 as of Nov 1, 2014. That makes it $550.00 a month unless you have animals which are $5.00 a month each, or an extra car which is $25.00 a month each. So...when are they gonna start charging for kids?? How about charging for the extra animals, Mexican boarders, and home businesses that the park does not charge for, but are aware of??? Over 3/4 of the population living here are unreported. Instead of controlling the increases every year, this park needs to control the people and animals that are here illegally! Also the police are not patrolling and cars are being robbed and the homes vandalized! Where are the things that renters are paying for by raising the lot rent every year? Maybe THAT needs to be addressed by an attorney somewhere?? DONT BE STUPID!!! STAY AWAY FROM THIS PLACE!!!

You were lucky. things have deteriorated tremendously. Corporate has made up multiple excuses to suck more profit out of people already struggling to survive and many of their changes are not only not legal, but very unfair and unequal. They keep yelling about water. It is no incentive to follow the rules and regs only to get shafted by further increases. The singles, seniors and couples are paying their share and a big part of the costs of other lots with 3 and more people, sometimes as many a 7 and more. Be thankful you got out when you did.

To say that this park hasn't change for good would be a lie. I had done my research and if you know of a better mobile home park in this area, please let me know once you had moved there...

GO, YOU ARE THE ONE WITH ALL THE MENTAL PROBLEMS WANTING TO DICTATE TO EVERYONE ELSE BEHIND ALL YOUR PARANOIA. THERE IS NO LIE EXCEPT ON YOUR PART. YOU HAVE ALREADY SLANDERED EVERY MAN, WOMAN AND CHILD IN HERE IN PREVIOUS POSTS AS WELL AS SETTING YOURSELF UP AS BEING SO ABOVE EVERYONE ELSE. YOU ARE NOT. EVERY EXCUSE IN THE WORLD HAS BEEN USED TO JACK THE LOT RENT. LOTS WITH ONE OR TWO PEOPLE ARE PAYING FOR THE REST OF THE LOTS WATER USAGE. KIDS RUN WILD UNCONTROLLED AND UNSUPERVISED , RIPPING THROUGH YARDS AND SMART MOUTHING ADULTS. YET THERE IS A PET PENALTY FOR ANIMALS THAT ARE UNDER CONTROL WHILE THE BRATS ARE NOT. THE ONLY PEOPLE THAT HAS SEEN ANY IMPROVEMENT IS THE OWNERS WHEN THEY GO TO THE BANK WITH THE PROFIT.
