Moschetti coffee crowd violation of zoning?

Local coffee brewers Moschetti Coffee on Curtola Parkway has seen a steady increase of visitors on Saturday mornings for coffee tasting, the parking area is full of cars. Now it appears Moschetti will offer music as well to entertain the local caffinos loyal to the weekly tasting opportunity. Some citizens believe Moschetti is violating use codes with the expanded traffic, hodge-podge parking, and now entertainment. Others believe that Vallejo has become a "do-your-own-thing" city with little to no enforcement of zoning codes or business oversight with regard to use permits.

"Code enforcement" (ha, ha, ha, ha) typucally knowingly allows gross violations of our local codes all over town. Multiple units in single family houses, unlicensed vehicles stored on non-commercial properties, unkempt residences, burned out building; ALL contribute to the run-down appearance and reputation of Vallejo. WHO is responsible; Who is Mayor? WHY? Because the owners of these properties are either minorities or clients of his firm. Either way WE loose while nimat two-names and our greedy, self-rightous mayor ride the gravy train. If you clean it up they will come.

i provide services only, but if my business were to change scope, i would expect a visit or call from somebody in the city telling me i would have to apply for an amended use permit. this deal seems to be pushing the envelope until somebody pinches them off. it was originally just a roaster, now it is an entertainment/beverage operation. but i agree with wanglow, there is no code enforcement to speak of anyway.

Here is one success story in our town, Moschetti Coffee. If the COV moves against them in anyway, they know crap will rain down on their pointy little heads.

Put Starbucks in Downtown Georgia Street, and Moschetti will go bankrupt.

you call code violations success stories. i'm all for them being successful, but only if they are following the rules like everyone else is expected to. "rain on their pointy heads"? you actually believe people will insist staff leave them alone if they have violated code? you people are nuts!

sounds like moschetti has a loyal following no matter what they do illegally. open up a storefront and pay your fair share of sales taxes on product you are giving away to the masses. my guess is there is some under the table money dealing going on. time for the city to take a look at this operation for compliance.

Actually the Curtola Parkway could become a booming commercial center if the city would only pay attention to ideas like Moschetti Coffee. Instead of slapping a violation and closing the place down, City Hall should start a productive conversation and maybe eyes will get opened as a result. If the business is brisk, then someone's idea is working. Who knows, Starbucks might even be interested in buying the place out with a generous offer.

they are serving drinks, food, and provide music now. the permit is for commercial coffee roaster only. another issue is the parking. our pointy heads are taking a look at this.

Notwithstanding my earlier comments I notice that Moschetti is located in an Intensive Use zone and as such is violating no local codes or ordinances. The business is operating within the bounds of the local law and code and seems to be successful; Who are the "citizens" the ibvallejo people are refering to and why? A solid company located in our town which does not ask for special loans, grants or set-asides should be encouraged and not harrassed by these "citizens"; let them step forward and identify themselves.

my contention is that the nature of the business has changed scope. as long as the city leaves me alone if i decide to start doing something other than my use permit allows, i have no problem with moschetti. because he is popular and successful is not a reason to exempt him from code violations if any exist. it appears to me that a continuance of the activity garman put on his site is inconsistent with the nature of the business applied for in the first place.

Yeah, a coffee shop that actually has customers is the problem with Vallejo. This is nothing more than some butt hurt wanna be politician throwing a freakin tantrum. No wonder this city is a joke.

I recall that at one time, this city had permitted 24 tax paying marijuana dispensaries yet the council and private citizens did not complain about code enforcement. That's how low the moral and legal standard of this city has gone. Thanks to the fed and vpd raids this city blight has been reduced and now we have a legitimate business trying to survive and the least we can do is find out the ways and means to support it.

it is not permitted as a coffee shop, that's my point. if he cannot be permitted like a restaurant at that location, maybe he should locate to a brick and mortar shop? there are health department rules that could possibly apply as well. either we enforce rules or don't.

Yeah, but people... It's just coffee... Why wait in line or cause a problem... You can get coffee most anywhere. Seven/Eleven, Mickey D's, even the grocery store... Ooo Ooo I know, buy a perculator!

Does "business owner" perhaps own another coffee shop not too far away? I wonder if some annoying Health dept official will visit Moschetti now.......... If I were Moschetti I would apply for a Minor use permit since the intent of the zoning (Intensive use) is to allow this type of operation, and be done with it. Those "citizens" concerned about this thriving business and "business owner" will then just have HAVE TO SHUT UP.
