Post your bad tenants here and your stories. Keep in mind Utica will never be a great City If the tenant don't start taking care of their homes. If they drop trash they should be the ones to pick it up. If they bring Bugs then they should be the ones to treat it. If they damage things then they should be the ones to fix it. If there is trash on their lawn then they should be responsible to clean up. The landlords job is to make sure the Unit meet all code before the place is renting. Once it's rented tenant is responsible for any damages.

Wrong. NY Landlord tenant law states that bugs need to be exterminated and that is the landlord's expense. If they brought the bugs too bad. You can sue them but the up front cost is to be paid for by the landlords.
Stop trying to shirk your responsibility. Renting is a lowlife game for lowlife. You chose the lowlife game now do it right or don't do it at all.

10 tip for renting (Share yours too)
1) Don't rent to tenant who have lived in their last places for less then 1 year
2) Don't rent to tenant who have welfare and say my landlord wont fix nothing. Code checks the unit out when they moved in. So chances are they are causing damages.
3) Don't be afraid to ask for last month rent. Many Bad tenant will not pay rent the last month. Thinking security is their last month rent. So what about the damages, well that's on you.
4) Avoid renting to people that will co-op for the first time. 95% of the time they will fight, break up leaving one of them to pay for the place or just leaving, abandoning the apartment.
5) Decide if you want programs like Section 8 or Welfare. It seems money is guaranteed. However it's not. If the tenant fails to do something with there program. Section 8 will send you a letter saying they will stop payment. County will just stop no notice.
6) Court- if you ever have to go to court try to make a deal with the tenant before you speak to the judge.
7) Keep cool- Always keep cool when dealing with tenant, codes, etc..
8) Codes- if they say to do it, do it fast, you don't want these guys on your back. keep in mind they will write what ever the tenant says true or not. keep cool, and make sure your there at the next codes visit. This helps a lot.
9) damages - always take pictures of damages then fix it
10) The Boyfriend- Be careful there are many women who have the freeloader boyfriends who seem to do nothing all day long. The problem here is many times this guy you don't know can be selling drugs. if you suspect that then get rid of them fast.

It's a lowlife game. Stay away from it or you end up all freaked out and petty like the people above. Get a degree work at home.

I don't need some Utica codes book clown. I don't rent but have family that deal with these laws so until you look up NEW YORK LANDLORD TENANT LAW and stop hoping "Utica Codes Rules" will keep you out of court and sued for triple damages.
No wonder you're failing and crying on Topix you don't even have the information you need from the laws that handle such things. You're much happier taking information from Uticans I suppose. That'll help lol!

Take a drive by the place they live now, your place will look like that 2 weeks after they move in.
If you can pull it off, tell them you will swing by their current place to pick up the Sec Dep, this way you might get a peek inside(again your place will look like this in 2 weeks)

Yes that's is a great idea! I think if it is hard for bad tenants to find apartment. Then this may force them to be good tenants!

Been doing this as sup income for 10 years now. It has it's perks but can def be tough at times. One bad tenant can wipe out a year's worth of profit on a unit. I've add some issues with codes and found them to be pretty level headed and reasonable to deal with as long as you make your best attempt to resolve your issues. Not everything can be fixed overnight and I think in most cases they are aware of that and will work with you. Just don't BS them because it will only burn you in the long run.
Unfortunately however, local laws, as well as PA polcies are pretty not written in the landloard's favor. Pretty sad and we wonder why this city is such a disaster. There is very little in place holding tenants accountable for their actions.

Right! sure you don't rent! You sound just like the bad tenant we are talking about! You are probably living off someone, right! Your house is full of roaches and bed bugs and your mad at the idea that some codes book is telling you to clean your house your self, is that what gets you mad. You want a Landlord to come clean for you and your filthy families. No wonder your so sensitive about the subject.

Dont forget to tell your tenants NOT to pick up any furniture off the street bc that is how bugs are introduced in to a house. No lie: I removed my tenants bed/box spring and put it out to the curb wrapped in plastic. You could see all ths trapped bedbugs and somebody still took it home.

Been doing rentals 22 yrs. Had 29 units in Utica area, NH. Had dealers, hookers, addicts,bums, good and bad. I learned one very good lesson: You must be there all the time! If you are an absentee landlord, it will not work! You can have a manager, maint. or who ever. If you do not live there, they will take advantage! I don't care who they are! The only issue I have now is the 30 day notice to vacate. Even after explaining to them, they still don't get it. After 12 yrs of my own live in place, I must have ret. it 4 times.
Deposits: get a full months rent up front, and make them sign the contact the day they rent. I have had them change thier mind wanting it back, and they don't get it. It's not walmart! MOst, do not know the laws. Again, if you are there, they will not pull anything, BUT! they will try. Thinking your an idiot or what ever. Live right here, see and know everything, every car-the sound it makes. Who belongs here, who does not. ONe more thing- GET A BIG DOG! Most effective tool, besides a 4 cell maglight a landlord can have, besides knowing the laws.

I agree about getting the last mo. rent. Some will try ti use the dep. by pulling out at the last minute. If you have this, it will not work, but they will "play" with it by late rents etc. I try to stay 1 step ahead, by comm. with them. Codes in Utica will help if you ask. Give you time. I use a "rental application" if I get bad vibes from a prospective tenant. I will allow PA only with cash up, dep. aand last months rent-in cash. SEc. 8 sucks. If a holiday, you wait a week to get paid. and how can you ask a little old lady for late fees? I avoid confrontations. I will not argue. My yes is yes my no is no. I avoid making decicions until I cansider every aspect. Yes, don't rent to two. Make one tenant on record, not two. They will break up, sticking you with rent.
I avoid under 25. I avoid those who do not work. One domestic incident that disturbs and out.
avoid those who come in the middle of the month with a story, they will have been evitcted, or worse. Watch girls who rent. They often rent for boyfriends who deal. I state who will live in the place. avoid doing evictions, if possible. Hard to get money back, there are other ways. not illegal. IF they go back one month late with rent- out. It will turn into a huge mess fast! You can't fix the furnace without rent! OR THE WATER PIPES, OR THE HOT WATER, OR THE DOORS! I will not pay thier rent!!! 3 things: pay rent/keep the place clean / don't bother anyone.

Maybe you should read ny state tenants rights your not suppost to charge first and last months rent plus security
