forsalebyowner.com . Pay the fee to get an MLS and cut these blood sucking parttimers out of the picture. Max you have to pay out is 1%-3% to a buyers agent. With a private deal no commision to anyone. Hire a realestate attorney and close the deal for $450.

Except in the Mohawk valley where real estate agents have the buyers and no one wants to sign a buyer broker contract...works where the market is hot..not here

Thanks - at least I am getting some positive feedback without wisecracks. Have had my house on the market for not to long but I have found a few we would like to purchase and like many I am stuck until we sell. Even tossed up the idea of buying another but I think that would be suicide if I can't sell. Still would like more comments on the best Agency.

Coldwell Banker Faith Properties. Not one but three secretaries, agents are there to sell. Most all of them are full time agents. Last year they sold 95 million in Mohawk Valley! I think that says it all.

If Jay did do that, it's illegal. You can negotiate over the phone, but contract must be signed by all parties. If in fact you did not actually sign the contract yourself, you can have Jay arrested and he can lose his license.

Rosalie Achen of Remax in Utica is very professional. She sold our home and also sold us a piece of land in Whitesboro and we had a new home built. She went through the entire process with us and all the way to the closing date. She was very knowledgeable about new construction and made our building experience a great one . I referred her to a family friend and she also sold their home in New Hartford. She works very hard and we appreciated her patience and knowledge in real estate in the area. I would recommend her if you are looking for a great agent.

What about those Agency's that sell your home for a flat fee but in reality any Agency can really sell your home once its on the market and they split the commission at a higher percentage with your listing agency. Does the agent for the flat fee (price) actually work hard to sell your home when actually they will get paid either way? I wonder about this as I guess its a chance the homeowner has to take or should they just invest with someone who will work hard for them from beginning to end.
