It would be great if there was a convenience store with many gas pumps. Stewarts? I just don't know how contaminated the site still is. If you're traveling south on 12 there isn't any gas from Barneveld to Waterville without exiting 12. Then we need one for northbound

You can conduct as many polls as you want. When there's no one that wants to invest private money in that region the choices are limited. It's not like there's bidding wars going on for utica property.

A sports complex like the Rising Stars in Westmoreland.

Asphalt parking and basketball courts outside and soccer/lacrosse fields inside so it's a four season facility. It's centrally located and has easy on and off access from Routes 5, 8 & 12 so people who don't like coming to Utica wouldn't actually have to go through Utica. Beef up police patrols like they do every day around Proctor when school lets out so that the native population doesn't cause any mischief.

Once established, people who go there would be looking for places to eat and drink. That would lead to the private investment because entrepreneurs would see a real chance to make a buck.

If due diligence showed that a facility like that could make money then venture capital money would come. I don't know the answer to that nor do I think anyone else does. The original question had to do with what I think should occupy the Bossert site. How does the facility in Westmoreland do? I know that teams come from as far away as Mount Markham to play there. Could a facility like that make money at the Bossert site?

I think a Utica location would be more convenient than Westmoreland for everything to the north, east and south as well as the suburbs that border Utica. On a dark winter night would you rather drive to Westmoreland for a game or Utica? That's what it comes down to.

My first choice for what should go there would be a manufacturing facility that employed hundreds of people. That isn't going to happen there or anywhere else in this state though because of high taxes, unions, regulations and transportation costs. Not without untold millions of taxpayer dollars for the incentives it would take to make that happen. I was just trying to be realistic.

While no one is suggesting that property in Utica is inspiring bidding wars, there is clearly at least one person who wants to invest, hence the construction currently occurring there.

Naysayers like you are the worst part of living here. Just because things have been bad for a while doesn't mean they can't improve. Times Square used to be full of strip clubs and whorehouses, now it's practically Disney World.
