They check for smoke detectors, CO detectors, a downspout on your hot water tank, no obstructions to exits, you definitely want to unplug any extension cords before they come. They basically go from basement to attic trying to identify any potential fire hazards and some code violations.

They have no right inspecting your rental property without being invited. Its illegal, tell them no. They can't tell you they need to inspect your property without probable cause and then they need a warrant. You should not have to pay for them to inspect your property when they are already on the clock and being paid by taxpayer money.

One other thing I failed to mention, demand that they put the results of the inspection in writing especially if your house passed the inspection. Then if you have a fire and the insurance company gives you any static you can say that the fire department passed my house in their inspection, you know what the insurance company will say, it don't mean squat that they passed your house, in other words, your screwed.

What are they looking for? The usual. Money, trouble, praise, hero worship, and of course, the ever-critical be-all and end-all of NY public service- The overtime hrs for the padded pension.

3 Men will show up in a huge firetruck (overkill) and will walk into each room of your house, Yours and your spouses bedroom, your children's bedrooms, living room... etc. Then they will tell you that you need a smoke detector in almost every room. Sometimes even in the kitchen,(if that makes any sense). They will make you unplug any extension cords, and put a downspout on your hot water tank (LOL). Also they will look for very high risk hazards like not having a globe over a ceiling light fixture (LOL) all the while they will be whispering comments to each other like "nice house" or "shitty house" etc... and if they really want to get crazy, they may make you paint the house or put a new roof on, or tear down the garage.

Really theres no way to prepare for it... nobody ever passes on the first visit... and they will need to come back and reinspect your violations after you fix them. Just hope that the same group that came to inspect is the same that comes to reinspect. If not, the new sets of eyes will discover more trivial violations and start the process all over again.... AND you have to pay for it... What is this world coming to?

They made me replace 5 sidewalks. My neighbors sidewalks are just as bad. How is that fair? Some things they pointed out are valid.

Just went through it. Extention cords is a no no. Power strips should be used. Dryers MUST be vented to the outside, gas appliances MUST have a shut off within 6 feet of the appliance, fire rated doors to the basement, 3+ stories basement MUST have fire rated sheetrock on the ceiling, smoke detectors, CO2 detectors, 5 lb ABC fire extinguishers, cleared access to outside, just basic stuff after that. good luck

The inspections are back. Apparently they had a software issue preventing the notification of inspections. My opinion on this is mixed. I totally disagree that landlords must pay for inspections. We pay enough in taxes and bogus charges for owning rental property. This is a copy cat idea from other cities that do similar inspections. My biggest question is why just RENTAL UNITS. I know single family dwellings that are far more hazardous. I think this inspection policy needs adjusting to better accommodate owners. I had to use vacation time to attend inspection and pay for every unit. This is just another reason why Utica will never be looked at as a great place to live by most.
