Branjien Realty questionable tactics?

Beware!$500 down to buy a house is the biggest ripoff. If you know anyone that purchased a home from these guys and they lost their house we want to hear from them. Anyone know these guys?

These goons have watched flip that house WAAAY to many times. I just bought my house last year and as a 1st time buyer I gotta admit my girlfriend and I were clueless at the time. Anyways while we were looking we stumbled on their ads in the newspaper and stuff so we decided to take a peek at what they had to offer and oh my god the houses were toilets and totally overpriced with stupid "fine print" that can allow them to grab your house back. I was smart enough to avoid buying from them and after we bought our place we saw them buy a dump a few miles from our house. They did some horrible cheap cob-job style cosmetic work to try and make the house look real nice but you could see that they did a shit job and cut every single corner possible. Avoiding these crooks would be the BEST real estate advice I would ever need to give and dont be fooled with those $500 down owner financing crap they advertise because by the time you are through paying the amount you could've probably bought yourself a house on Sherman drive.

yeah I think they are still in business just under the radar but still robbing people. I remember seeing them rent a spot by the hook, line, and sinker but that didnt last long because before you knew it the building was vacant.

He's back. Just bought a vacant house on Root St. in the village of New Hartford.

Will do a quick renovation, cheap cabinets, cheap flooring, cheap mechanicals and sell it to some pour soul who will have nothibg but problems for years to come.

Branjen seems to follow a simple business plan.
1: Buy a house as cheap as possible
2: Have their "hack squad" do as little as possible
in the way of "cosmetic repairs" as fast as
possible
3: Sell the house as fast as possible for as much as
possible

They prey on 1st time home buyers and take advantage of their "I'll do anything to get a house" attitude.
It wouldn't be so bad if the workmanship was top notch and the houses were actually worth what they sell them for. The problem is the smoke and mirrors trick! They dress it up as best they can by doing minimal repairs, painting everything, installing cheap as hell carpeting, cabinets and fixtures.

It's not different than the used car salesman throwing a cheap paint job on top of a bondo job. It won't take long to figure out what you really bought.

I guess thats hows its done, but a close personal friend of mine told me the same thing, they suk!

Plus they always seem to sell to people of questionable character ive heard and nobody wants crappy neighboors do they?

I bought my house from them. It has been a nightmare. The cellar floods, they installed the smallest furnace in the world. My furnace runs constantly when the heat has to be on.My heating bill is through the roof and I get behind on the mortgage in the winter. No insulation. We have to sleep downstairs and it is still freezing. The paint dried up and is peeling off of the walls. They left the vanity in the bathroom without the hardware. The bathroom fixtures are all irregular items/mismatched.

Now the downpayment is up to $925-950.
They should be investigated by the Feds or State Attorney General. The three idiots that work there are shisters. They were in operation, with 500 bucks down then they probably thought they were going to get caught up in the other crap going on, so they closed and reorganized office at Big Apple. They never checked anyones credit. The attorney general and the IRS will be notified. Payback is going to be a bitch boys.

Thats terrible, and the sad part is they know we all have to have someplace to live.

I've seen this happen to many different people regardless of whom they purchase the house from. My advice is to always get a home inspection prior to purchase. 500 bucks now can save tens of thousands in the future.

I bought a house from them about 6 years back. The $500 down is misleading because thats not all. You have to get a loan for about $3500.00 which they co-sign for. They did not tell me about that until a couple of days before I had to go sign for that loan. The house is in a very nice area but not worth what I paid, not even close. It needed so much work and alot I didnt know about until the 'bandaids' wore off starting approximately one week after moving in. My advice is to get the house inspected yourself and use your own lawyer. They tell you that you dont need to but DO IT. They told me the house passed inspection and there was no way it could of. There werent even railings in the stairways. They take avantage of people that are unknowing and are so excited to be buying a house. The make it oh so easy. But BEWARE

ABSOLUTELY true I was very ignorant to the proper procedures but they said "we have it inspected for you" I didnt know any better. Shame on me. HOWEVER, the point of my message was to let others no dont be a moron like me because we all dont know everything.
