The City contacted Stewarts to try and get them into West Utica. They were working with Nice and Easy and Fstrac as well. All three companies declined until they can determine the traffic flow when the arterial is done.

Stewarts chose East Utica on their own. This company prefers this type of area to a strictly commercial zone. They would like to open several locations in Utica. They have been shut out of Utica in the past.

They know the site is contaminated and will clean it up.

The current zoning allows other types of businesses to open in that site with no public input or cleaning of the site.

This means another car repair shop can open there. An unregulated “convenience store” w/o gas pumps can open there. A Hip-hop bar can open there. A strip club can open there. All without public hearings.

Stewart's needs to go to an appropriate location that has the zoning & infrastructure already in place. Why threaten the integrity of a neighborhood with new traffic patterns, litter & crime (just to name a few)? Why do councilmen threaten neighbors with strip clubs & bars? Why won't Testa support his people & lobby for W Utica? At keast Maruno is commited to supporting his constituents.

In other word; we don’t like the way things are but we don’t want anything to change. I guess that kind of explains Utica’s politics also.

Stewarts is willing to accept the cleanup. It's also that Clifford who runs nice-easy who is in the wings, he knows Stewarts is a better store than his crummy stores, and crummy hot dogs.years ago the Stewarts wanted to build on Oneida St in south Utica, but the little store there run by another corrupt businessman prevented it. This is why you see no Stewarts in Utica city limits- Clifford fuel. He has a wonderful open mouth used to the best of his ability on City elected.

We are not afraid of competition or change. The mayor is deceiving you all. Stewarts CAN'T move on Culver without having the residential property on the 2 side streets re-zoned! taking away their residential zoning! knocking down a house and taking a lot of land up those side streets. How would you like huge dumpsters next to your house? That's what the Stewarts plan showed the poor people who they would build next to. We don't want our quiet neighborhood taken away from us by re-zoning it from residential to high traffic ccmmercial zonimg.

It's obvious that someone steered Stewarts to this east Utica lccation. The question is who and why?

... West Utica needs a place to buy stuff like gas, bread & milk, etc., the arterial is right there with 20 to 30,000 cars going by a day,

... and there is no gas station from south Utica to way up the arterial in north Utica where Bj's is

...--the west Utica properties there are already zoned commercial--

...so why would Stewarts choose a contaminated site in east Utica where they have 2 other competing convenience store/gas stations,

... on a site where they have to go through the city legal rigamarole to approve them,

... not to mention where this supposedly friendly store is unwelcome?

Think about this one,too--
Why would the mayor say Stewarts can go where they want to go when he knows very well

that the Culver Ave. site would have to take away a large amount of residential property

which the people there are against, the common council is pretty much against,
and
IT IS ILLEGAL TO PUT THE STEWARTS ON CULVER AVE.

That's why the planning board puppets have to meet again, even though the mayor thought it was a done deal. Remember, he announced it was coming to that site back in January when it wasn't even passed through the city legal process yet!

Is Palmieri letting Stewarts run the city? The whole thing is fishy and if people fall for the lies & deceit they are just plain ignorant.
It is obvious that this administration doesn't care about the citizens of the city---north, south, east or west.
It's time we wake up. We need change!!

Stewarts shouldn't call the shots--who does this administration represent???
