That's possible but not probable. I don't think the mall owners will sacrifice their relationship with an existing establishment for the possibility of a future tenant. Applebees has three other restaurants in the area. They don't need to renew a lease under terms that don't suit them.

What I was trying to say is that the mall owners would not be willing to give up guaranteed rent payments from current tenants for the possibility of future rent from perspective tenants. I'm not saying that this never happens, just that it rarely happens.

Applebees food is horrible - frozen food that is microwaved, or when there is a meal that is made on the premises, the cook burns everything.
I ate their once (given a Gift Card)- the food was terrible, as well as tasteless, and will never go back there again.
Riverside Mall WILL support a GOOD restaurant - not a chain type where the food is not made on the premises by cooks that know what they are doing.
