A recent announcement vis a vis an internet interview with "Hot Blog" revealed that one of the new restaurants coming to the Utica area will be a Chili's.

I think ANY business willing to come to this area should be welcomed. Today's economy is tough. This will bring jobs here. And with the Nano Tech center close, even better

I'll try to explain it to you Rog. Riverside center is not a large metro mall or shopping center. Applebees most likely has an agreement with Riverside center that another sit down casual restaurant cannot go in there while they are still in operation. Remeber when McDonalds was in Sangertown Square? They probably had an agreement with Sangertown that no other fast food burger joint (Wendy's, Burger King, etc) could be in there while they were in operation. Now, if you have trouble comprehending all of this, read this to a ten year old and they should have no trouble explaining it to you.

I doubt there is a agreement between Applebee's and Riverside Center . Look at the orchard - it has several restaurants located there . I believe Chilis will be there .. It's going to be a boom area ... Look for a motel to open there too .

Actually there is an agreement between the mall owners and Applebees where Applebees has the right to prohibit any restaurant that would compete directly with them. I think Chili's would fall into that category. Examples of restaurants that Applebees would allow would be specialty restaurants like Olive Garden, Smokey Bones, etc... These exclusivity agreements are quite common. Most stores and restaurants insist on them before signing a long term lease.
