My mortgage company just sent me a letter stating that FEMA has added my property to a flood risk zone. I am required to purchase flood insurance, or the mortgage company will purchase the insurance for me at my expense. This is ridiculous!! I have lived in my house for 17 years and have never been flooded. The house has stood on this property for 48 years and has never been flooded. I am so sick of the government telling me what I need and what I don't need I can puke coat hangers!

So..the company the holds your mortgage is requiring that you get insurance, not the government. Does your mortgage company also by chance sell flood insurance too?

FEMA updated their flood maps resulting in this. Anyone who is in the new flood map region will have to purchase flood insurance. This also lowers the value of my home.

Re-phrase Anyone who lives in the flood map region, and holds a mortgage, will have to carry flood insurance. Anyone who wants to purchase a home in the new flood map region will be required to purchase flood insurance. Thus reducing the value of my home.

the govt is NOT telling you anything moron. you have a mortgage. you don't own your house yet. you share that ownership with your mortgage holder until the day you pay it off, get clear title and burn the mortgage. the morgage co. has a stake in the property and needs to me made whole if the property is destroyed. you are required to be insured for fire and a certain amount of liability as well. whiney ass tea baggers are the first in line with their hand out when their home gets flooded but as usual they cry when their mortgage holder WHO LOANS THEM THE MONEY requires that THEIR collateral be insured. So you don't want to carry flood insurance? No problem! Reach into your pocket and pay off your mortgage. Then you can roll the dice with the biggest single investment of your life. Careful now sparky. You don't wanna be underwater! LOL

You can pay CASH for a home purchase and not buy any insurance. Or you can borrow from a private financing source like a relative who may be as stupid as you. You may borrow from Tony the loan shark. No insurance (except your life) necessary....but if you want a legit mortgage then that lien holder will require some security/collateral. That not only protects you whether you like it or not. It also protects every other legitimate mortgage holder so that idiots like you don't cause OUR premiums to go up.

The bottom line, even to ignorant people like you, is that FEMA has put my home in a flood zone with no proof ever of any flooding to my home. This reduces the value of my home whether a buyer pays cash or takes out a mortgage. This is typical government making unilateral decisions without considering the consequences to tax paying citizens. Next FEMA will put my house in a global warming zone!!(everyone knows what a joke that is even idiots like you!!)

Don't insure the contents...just the dwelling...that's all that is required by your lender.

You are right on the money with your response...BTW just because a flood hasn't hit in 50 years is no guarantee that it won't...why do you think some areas are known as 100 year flood zones?...ask the owners of the Adirondack Hotel in Long Lake that got flooded last year...old timers said they could never remember a flood in their lifetime...&&it happens!

Again, make sure you are only insuring the dwelling and not the contents...the bank can't make you insure the contents and that is the most expensive coverage...

who is the mortgage company? mine is Wells Fargo and they are a bunch of scammers..I do not agree with there b.s. story of new flood zone..when they bought my mtg from the other company, the terms stay the same, and NO flood ins. was needed..i am going to see an attorney about this..this company has been sued a few times by the federal goverment due to their shady practices.

they did NOT tell me any info..just said i had to have it..my house has been in the flood zone SINCE i purchased it 10 years ago, and now i need to have it? why now, and not 10 years? gee, are they going to tell me that i owe them for back coverage that i should of had?

The suit itself, filed last year, is sealed, but the judge, Robert Scola, laid out the allegations against Wells Fargo. The judge didn’t rule on the case but allowed it to go forward as a class action. In his decision, the judge cited the plaintiffs' claims that Wells Fargo and QBE “colluded in a scheme to artificially inflate the premiums charged to homeowners.”

The judge also said Wells Fargo has actually threatened to retaliate against homeowners who join the suit.
