Do not waste your time or money. These "projects" are nothing but glorified cardboard apartments. The owners/management are now trying to shine $hiπ by investing in nonsensical upgrades. They also mix in loud, rude, illegal partying college students next to family apts and people who need to sleep at night. And it seems that it's only going to get worse. Management does not like any tenant complaining about other tenants, no matter how valid and serious the complaint may be. It's all about the rent money! Don't pay your rent on time, and see what happens.
So, in a nutshell, TRY AND FIND A BETTER PLACE TO RENT. Don't say you weren't warned.

We have heard from former tenants, that it even worse now.

i lived here for 2 years. Ed kept my deposit AND billed me another $850 for nothing. They are thieves. its not worth it. they have a ponzi scheme going on where they want the tenants to move out ASAP so they can keep their deposit and eat the next person's deposit. Maintenance is rude.My car got broken into. If anyone else is ripped of by this management and wants to see them out or wants to help out people from getting cheated in future, you can reply here and i would gladly team to pay for legal counsel. Ed needs to be personally liable for discrimination and thievery along with the owners for allowing him to keep doing this over and over.
