If anyone should be involved with the Attorney General of Florida.....it should be the "Villages" and their BOND issue. Guess who is going to pay for that?

It is my understanding that it's part of the buying procese to pay for the BOND just like paying for the builders fee in Parkwood!
It's an added cost that should really be included in the advertised sale price.
It's just a way for them to attract people with a lower advertised price! It's expensif, rediculous but it's also in the contract.
So my advice to everyone would be to read and understant what you sign!!!

You certainly can look at it that way but the information from those who profit from your purchase may not be using it as saying...and you all ready pay an amentities fee....No one in charge at Villages has been able to explain what the Bond pays vs what the amenities pays. It makes me question the integrity of the community and those who profit from it.

I don't desagree with you, all I can say is that I know a lot of people in The Villages and they all happy! They would also say the the prices are high but the lifestyle is the best and well worth the money...So far I feel i got a good deal on my house(in Parkwood) and the extra money paid for the ""Builders Fee"" was a lot and since I did not undrstand it when I signed my contract, It came as a shock at closing but it was in the contract and I got over it. My experience with Florida builder/developer is that most of them will have some kind of fine print that will cost you one way or another, that's too bad but it's reality!
I don't know what the processe of buying a house in The Villages is? I can only speak of my experience with buying my house in The Villages Of parkwood and I would say it was a very good one!!!

As a first time home-buyer, and PROUD resident of the Villages of Parkwood, I am APPAULED at some of the things I've read here. First, all information regarding fees, bonds, etc. is clearly outlined in the contract, no secrets there! The policies regarding downpayment refunds are also outlined in the contract. I understand that this wonderful community may not be for everyone, but please- let's not attack the characters of the very ethical group of people involved with the Villages of Parkwood (VOP).
Now, on to the important questions... The VOP are a family-oriented community of about 375 homes located in Sumter County, FL just outside the now famous The Villages- a large retirement community in Central Florida. The VOP has wonderful shopping, one of the best school systems in the state, and plenty of entertainment within just a mile or two. The VOP community amenities include a beautiful clubhouse that just had its landscaping finished, and a beaultiful pool and hot tub. There are more amenities coming as phase three and four begin.
Our house, one of the medium sized models, is 1800 square feet, with a fenced in backyard plenty big enough for our two large dogs to run around.

Please also note that this is not some sort of paid advertisement- I simply feel very strongly about defending everyone involved with the VOP. They were absolutely wonderful throughout our entire home-buying process and truly made it a fantastic experience.

I envy all of you Parkwood people.My wife and I have the misfortune of living in the Glen in Fruitland Park.

Maronda Homes is a nightmare.

And by the way,what exactly does Fruitland Park have to offer besides speed traps.I cant wait to move!!!!!!!!!!

Well, I am not sure about what everyone has said but I am definately looking forward to purchasing a house in Villages of Parkwood. Since I am so far away it will have to wait until I am able to be in the states. I am really bummed about having to wait as VOP looks so awesome and I just can't wait but there is a negative to living so far away and buying a house. I will now look forward to my future in VOP and hopefully closing in Oct/Nov... FINGERS CROSSED!!! Thanks to Linda for all her hard work and cooperation... I hope I am able to work with her in person SOON!!!

I cant believe you are all listening to one persons(Sue) complaints of losing their down payment and then blaming it on The Villages of Parkwood. As one of the original home buyers in VOP I find it aggravating that the whole truth probably isn't being told by the single "basher". It IS written in the contract that if you decide not to go through with the purchase for whatever reasons after signing the original paperwork...You forfeit your down payment. period. Its all in writing, not some sneaky underhanded ploy by the builder. And there have been exceptions. Also the amenities ARE being built and just about done and look awesome. No expenses spared there at all in the clubhouse and pool area. There are lots of happy families living in VOP now and the houses keep selling even in this economy, that has to tell you something.
There will always be the disgruntled individuals who couldnt get financing due to poor credit or recent job losses, and then have to blame someone else for their problems. Get over it!!
It is a great community, the builder has delivered on all his promises as of amenities, and the growth has not slowed in a slumping economy...look at the full picture, dont listen to one internet basher with a chip on her shoulder.

define nearby...go to google earth and use the measurement tool...The tracks are 1.2 miles air miles away(straight line) not road miles. thats a reasonable distance. The whole section of "The Villages" behind Pimlico Rec. center and Churchill downs is under .3 miles away from the same rail line....and again, its not a problem and no one cares. Not an issue.

I have lived in Villages of Parkwood since August 2009. No complaints. Half families with Kids, the Clubhouse and Pool just opened. Great location. Very happy with our choice.
